For active adults who enjoy the added security of a gated community, there are a few dozen options in Southern Arizona. There are several large, gated communities, including SaddleBrooke Ranch in Oracle with 5,400 homes and Quail Creek in Green Valley with 4,000 homes. But here, we're concentrating on some of the smaller and more intimate gated communities across Southern Arizona.
Low $200s - High $300s
With 522 single-family homes, Del Webb at Rancho del Lago is a gated community for the 50+ active adult. It’s located in Vail, a small town of about 10,000 people that’s a 30-minute drive southeast of Downtown Tucson along Interstate-10. It’s a community for those who enjoy rural living, with Arizona’s desert and mountains right on the doorstep.
Its amenities include an 18-hole golf course, an 18-hole putting green, a fitness center, a ballroom, two outdoor pools, and courts for tennis, pickleball, racquetball, and bocce. Models range from 1,212 square feet to 2,823 square feet.
Low $100s - Mid $200s
Rancho Resort is a 55+ gated community with 370 single-family homes. It’s in Sahuarita, a town of about 30,000 people with Green Valley to the south and Downtown Tucson a 20-minute drive north along Interstate-19.
Its amenities include a 20,000-square-foot clubhouse, a ballroom, a fitness center, a heated outdoor pool and spa, an outdoor amphitheater, a putting green, and courts for tennis, pickleball, volleyball, bocce ball, and shuffleboard. Most homes have two or three bedrooms and a two-car garage.
Below $100k - Mid $100s
A gated community for the 55+ active adult, Vista View Resort has 355 single-family homes. It’s in Sierra Vista, a town of about 45,000 people that’s about a 90-minute drive southeast of Tucson. It’s surrounded by desert landscapes with mountain views all around.
Amenities include a clubhouse, a fitness center, a library, and an outdoor pool and spa. If you’re an RV owner, it also has parking and storage facilities, which not all communities do. Models start at 1,088 square feet and go up to 1,865 square feet.
Low $200s - Low $400s
Altura is a gated community with 240 attached and single-family homes for the 55+ active adult. It’s on the eastern edge of Tucson, about a 35-minute drive from downtown, surrounded by desert with views of the nearby Santa Catalina Mountains.
Altura’s amenities include a clubhouse, a fitness center, a Pilates studio, a card room, a restaurant, an outdoor pool and spa, and an illuminated tennis court. Members over the age of 60 also pay a small monthly fee for membership at the Arizona Senior Academy, which offers classes, lectures, concerts, and cultural programs. Models here start at 934 square feet and go up to 2,675 square feet.
Low $200s - Low $300s
The Greens at Santa Rita Springs is a gated community for the 55+ active adult with 224 attached and single-family homes. It’s in the unincorporated community of Green Valley, which is a 30-minute drive due south of Downtown Tucson along I-19. Also, The Greens is a 10-minute drive from the center of Green Valley with its banks, shopping malls, movie theater, and other facilities.
The Greens has an outdoor pool and spa among its amenities, but residents also belong to Green Valley Recreation (GVR), an umbrella organization that provides many Green Valley communities with access to its facilities. These include 13 recreation centers, 13 heated pools, ballrooms, restaurants, five fitness centers, and numerous arts, crafts, and sports facilities with classes and clubs.
Attached homes here mostly have two bedrooms, two bathrooms, and an attached garage, while the single-family homes offer two or three bedrooms, two or three bathrooms, and an attached two-car garage.
High $100s - Mid $200s
Legends at Santa Rita Springs is a gated community for the 55+ active adult with 218 single-family homes. It’s also in Green Valley, a 5-minute drive north of The Greens at Santa Rita Springs and five minutes closer to Green Valley’s amenities.
Amenities at Legends include its own outdoor pool, spa, and patio where residents hold regular get-togethers. Residents also have access to the facilities provided by GVR, which include 17 tennis courts (nine of them illuminated), and courts for bocce ball, shuffleboard, basketball, racquetball, sand volleyball, and pickleball.
Models here range from 1,200 to almost 1,800 square feet. They offer two or three bedrooms, two or three bathrooms, and an attached garage.
High $200s - High $300s
Casas Del Oro Norte is a gated community with 130 attached homes for the 55+ active adult. It’s in a largely residential area in the northern part of Tucson, a 25-minute drive from downtown and a 5-minute drive from the Foothills Mall, a major shopping mall for northern Tucson.
Although this is a very small community, its amenities include two outdoor pools, a patio area, and easy access to the neighboring Omni Tucson National Resort (though membership is not included). Models here are larger than average, with the smallest being 1,800 square feet and the largest being 3,200 square feet.
