South Carolina’s state capital has a lot to offer active adults looking to settle down in the Palmetto State. From its wide variety of cultural amenities like museums and theaters to the Congaree National Park, a historic canal walk, and countless boutique shopping and dining destinations, it’s a city that should be on anyone’s radar who wants to move to the southeast. Executive Courtyards at Lake Carolina is a great option for active adults looking for an affordable place to downsize in an affordable, small neighborhood. Located outside of the city in West Columbia, the age-restricted neighborhood is made up of only 45 single-family homes.

Prices start in the low $200s and there are two floor plans available that range from 1,506 to 1,700 square feet. Each home will have a minimum of two bedrooms, two bathrooms, and an attached garage. And, as an added bonus, homeowners’ association fees cover lawn care and home exteriors as well as common ground maintenance.

Notable amenities in Executive Courtyards at Lake Carolina include a clubhouse, lounge with indoor fireplace, multipurpose rooms, prep kitchen, an outdoor patio, and parks. Convenient access to Lake Carolina is also a major draw to the community.

Savannah Lakes Village - McCormick

Low $100s - High $600s

Savannah Lakes Village is one of the largest active adult communities in the state with plans to have a total of 4,800 homes when it’s completed. The established community was originally built in 1989 with single-family and attached homes that have been built by multiple builders, giving interested buyers a wide range of styles and designs to choose from.

Single-family homes typically range from 1,900 to over 4,000 square feet in living space with two to five bedrooms, two to four bathrooms, and an attached garage, while the attached homes are slightly smaller with sizes ranging from 1,200 to 2,400 square feet. They have between two to four bedrooms, two to three bathrooms, and an attached garage.

Savannah Lakes Village’s amenities include several 18-hole golf courses, a 23,000 square-foot recreation center, fitness center, bowling alley, aerobics and dance studio, both indoor and outdoor pools, plus, several athletic courts, including tennis courts, bocce ball courts, and pickle ball courts.

The Ponds at Cobblestone Park - Blythewood

Low $200s - High $300s

If you're looking for an affordable community that is overflowing with amenities, The Ponds at Cobblestone Park is about as a good as it gets. Final plans for the neighborhood include 297 single-family homes that are available as both new construction or resale with prices starting in the low $200s. There are a dozen home models for potential homeowners to consider with sizes ranging from 1,657 and 2,749 square feet.

The community has a long list of desirable amenities that are sure to appeal to residents. The list includes a 30,000 square foot clubhouse, lounge and fireplace, fitness center, game room, bar room, catering kitchen, on-site restaurant, bar, and grill.

Outdoors, homeowners will find six lighted tennis courts, sports field, a resort-style pool and patio, event lawn, pocket parks, and walking and biking trails. Portrait Hill The Retreat - Chapin

Another budget-friendly option to consider near Columbia is the The Retreat in Portrait Hill. Located in the small town of Chapin, the community just a short drive from downtown.

Construction on the community originally began in 2016 and will have a total of 120 single-family residences built by Mungo Homes. Only new construction homes are available with nine different models for homebuyers to choose between. Available models range in size from a little over 1,700 square feet to over 2,640 square feet of living space.

Amenities within the development include a clubhouse, multipurpose room, outdoor pool and patio area, cabana, outdoor amphitheater, and picnic area. There are also walking and biking trails on the property that are ideal for daily cardio workouts.
