Active adults seeking a friendly community with affordable homes should consider Monroe Township in New Jersey.

Ever since Rossmoor Village opened in 1965, Monroe Township, New Jersey (also called Monroe) has turned into a haven for active adult retirees. This vibrant suburb is close to the more metropolitan areas of Central New Jersey, Northern New Jersey, and New York City. Many of Monroe’s 55+ neighborhoods have express buses that take homeowners to the Port Authority in Manhattan, and there are also park-and-ride lots. Located in Middlesex County off Exit 8A, this area also gives residents easy access to the New Jersey Turnpike.

Monroe doesn’t have a designated downtown area, but there are more than enough grocery stores, pharmacies, casual restaurants, and medical offices throughout town. Two of its most well-known attractions are James Monroe Park and Clearbrook Golf Course. Residents also enjoy making short drives to intriguing towns like Princeton and New Brunswick. Also, beach towns like Asbury Park are about 30 miles east.

It’s next door to its sister community Greenbriar, which is priced somewhat higher. The two share a clubhouse, but they have separate homeowners’ associations (HOA). There are a total of nine floor plans, ranging from about 1,200 to over 1,900 square feet. These offer two bedrooms, two to two-and-a-half baths, and one- to two-and-a-half-car attached garages. Upgrades may include dens, porticos, vaulted ceilings, and newer appliances.

Whittingham’s impressive amenities cover all the bases. The extraordinary clubhouse has an indoor pool, an indoor track, an exercise room, and the well-liked Tap Room Restaurant. There are also craft rooms, a ballroom, tennis courts, bocce courts, and an outdoor pool and spa. But that’s not all: Homeowners can also play on property’s 9-hole golf course, plant in the community garden, and use the RV parking lot. You can also find over 30 clubs and activities to partake in at Whittingham, with diverse choices like “Knitwits,” movie nights, Yiddish Club, body sculpting, and Atlantic City trips.

Concordia

Mid $100s - Mid $400s

Concordia also has a golf course, as well as a multi-million dollar clubhouse that homeowners use to their hearts’ content. Completed in 2000, this gated active adult neighborhood has 1,757 resale single-family, attached, and condo homes with 14 models. Homes range from 950 square feet and to 1,700 with one to two bedrooms, one to two-and-a-half bathrooms, and attached one- or two-car garages. Depending on the floor plan, these appealing homes may include expansive master suites, lofts, granite kitchen counters, and fireplaces. This community’s 18-hole golf course is one of its main draws, and it also has practice facilities and a nice restaurant. Club Concordia has a state-of-the-art fitness center, complete with an aerobics studio and an indoor pool and spa. There’s a second pool outside, plus lighted tennis courts, bocce courts, and walking trails. Concordia also has its own TV station as well as popular groups and events such as the newspaper committee, the Christian Fellowship Group, Aquacize, and the Social Singles’ Club.

Clearbrook

Low $100s - High $300s

As one of the larger 55+ communities in Monroe, Clearbrook distinguishes itself by having its own cultural center in addition to its other wonderful amenities. This established, gated neighborhood offers 2,026 resale single-family, attached, and condo homes with 28 floor plans. Homes range from a cozy 520 square feet to a spacious 1, 720 square feet with one to two bedrooms, one to two-and-a-half bathrooms, and attached one- or two-car garages. Many also have dens and patios, and options like hardwood floors and Florida rooms. The HOA fee covers trash and snow removal, exterior maintenance, and water and sewer.

Clearbrook’s cultural center holds 1,000 people, and it’s used for community events and parties. The main clubhouse has activity rooms, a fitness center, crafts studios, a ballroom, and a health center. The fun and fitness continues outside, with an outdoor pool, walking trails, pickleball, tennis, and the 9-hole Clearbrook Golf Course. There are far too many groups and activities to name here, but some favorites are Friday bridge parties, woodworkers, People of Color, B'Nai B'rith, stained glass, Single Homeowners of Clearbrook, and the Catholic Society.

Rossmoor Village

Below $100K - Mid $400s

This list would not be complete without including Rossmoor Village, a sprawling active adult community of 2,303 resale single-family, attached, and condo homes. This established, gated development has over 40 models, ranging from 590 to 2,063 square feet. They feature one to two bedrooms, one to two-and-a-half bathrooms, and carports or garages. Some offer dens, breakfast nooks, spacious master suites, updated kitchens, and screened-in porches. The HOA fee provides for trash and snow removal, water and sewer, and exterior maintenance.

In case you were wondering, Rossmoor also has an 18-hole golf course that homeowners may use. Its 30,000-square-foot clubhouse has studios for photography, crafts, and woodworking. There’s also a fitness center and aerobics studio, a ballroom and catering kitchen, two libraries, an outdoor pool, sporting courts, and RV parking. There are also dozens of activity groups, including art classes, men’s golf club, the NJ Social & Cultural Club, Nintendo Wii, a hiking club, and the interfaith council.
