Eastern New York is an ideal place for an active retirement, and these communities have affordable homes for sale.

The Eastern New York region stretches from Scarsdale all the up to Albany, and it includes the Hudson River Valley and the Carmel area. It has small and mid-sized towns like Cold Spring, Middletown, and Cortlandt, and it's home to the majestic Catskill Mountains, a haven for bikers and hikers.

Eastern New York has intriguing spots to explore like Dover Stone Church, Ferncliff Forest, and parts of the Appalachian Trail. Traditional and disc golf courses can be found everywhere, and two of the top ones are Turtle Creek and Hackett Hill. Indoor attractions include browsing at Woodbury Common Outlets, seeing a performance at the Center for Performing Arts at Rhinebeck, attending the Shakespeare Festival at Bannerman Castle, and gazing at the displays at the Albany Institute of History & Art.

As for practical matters, there are around 30 hospitals here, including New York Presbyterian Hudson Valley Hospital and Columbia Memorial. Major highways and byways include Interstates 84, 87 and 287, and the two main airports are Stewart International and Westchester County Airport.

Jefferson Village - Yorktown Heights, NY

Mid $100s - High $300s

Jefferson Village is a well-established neighborhood with 1,000 resale condo homes. There are five models ranging from 843 to 1,555 square feet with one or two bedrooms, one or two bathrooms, and one-car garages. You can expect features like dens, patios, eat-in kitchens, and open layouts in these comfortable, low-maintenance homes. Some also have upgrades like stainless steel appliances and granite kitchen countertops.

Yorktown Heights is in Westchester County, and the community is near Route 6, across the way from Jefferson Valley Mall. There are plenty of food stores, pharmacies, doctor’s offices, and other services close by. Popular nearby recreation areas like Turkey Mountain Nature Preserve and Lasdon Park make for relaxing (or exciting) day trips.

Jefferson Village’s community clubhouse has an arts and crafts studio, a billiards room, and a fitness center. Outdoor amenities include a swimming pool and spa area, gardening plots, and tennis courts. There's also an active homeowners' association (HOA), and their reasonable monthly fee provides for water, sewer, exterior maintenance, snow removal, and trash pickup.

Heritage Hills - Somers, NY

High $200s - Low $700s

Also in Westchester County, Heritage Hills is an established 55+ neighborhood of 2,600 resale condo and single-family homes. Its gated property is approximately an hour north of Manhattan.

There are 20 condo floor plans ranging from 955 to around 1,900 square feet with one to three bedrooms, one to two-and-a-half bathrooms, and attached two-car garages or carports. There's also a limited number of single-family homes, but they offer 1,200 to 1,700 square feet, two bedrooms, two bathrooms, and attached two-car garages. Options may include hardwood floors, stainless steel appliances, and patios. There's also an HOA fee to provide for common areas, exterior maintenance, trash pickup, and snow removal.

Heritage Hills is a golf community, and homeowners have the option of joining Somers National Golf Club, which has two courses and a clubhouse. An additional community clubhouse has an exercise room, a sauna, a performance theater, and gathering rooms. There are also five outdoor pools; pickleball, tennis, and bocce ball courts; two restaurants; and garden plots. Popular group activities include the photo club, ballroom dancing, health fairs, and water aerobics.

This friendly community has an especially convenient location, close to Somers Commons and Putnam Square shopping centers, which have groceries, pharmacies, and other shops and services. The Putnam Hospital Center is also only a short drive away, and popular outdoor recreation areas include Amawalk Reservoir and Croton Gorge Park.

Stoneleigh Woods at Carmel - Carmel, NY

High $200s - Low $300s

Located in Putnam County, this private community is great for downsizing, and it plans to have 68 new and resale attached homes when work is finished by Blue and Gold Homes. A gated 55+ community, Stoneleigh Woods at Carmel is surrounded by reservoirs and lakes. The four well-designed floor plans range from 1,343 to 1,519 square feet with two bedrooms, two bathrooms, and out-front parking. Extras may include granite countertops, stainless steel appliances, balconies, patios, and full walk-out basements.
