Orlando receives millions of visitors every year, thanks to its theme parks, shopping, and golf courses. Living in or around Orlando allows you to enjoy all of the area’s best attractions any time you want. It also draws more family and friends to your neighborhood for a visit. 

If you’re looking for Orlando real estate that’s near some of the city’s most popular attractions, we have found some excellent 55+ communities that keep you close to the entertainment but also allow you to live like a local.

Solivita - Kissimmee

Mid $100s - Low $400s

Close to popular parks like Universal Studios and SeaWorld, Solivita is a 55+ community in Kissimmee, and it’s a short drive away from all of Orlando’s magic. Kissimmee’s Downtown Main Street is an attraction all its own, with shops, restaurants, ghost tours, and year-round special events. Residents at Solivita enjoy shopping at the local boutiques and grabbing a gourmet slice at Broadway Pizza Bar.

The amenities at Solivita are expansive. The Palms Amenity Complex is home to a fitness center and aerobics studio, as well as a business center. There are tennis courts, pickleball courts, and bocce ball courts. Residents also enjoy the lap pool, splash pool, and two whirlpools. 

At the Riviera Spa Fitness Center, there’s an additional exercise studio, dance studio, and a 32,000-square-foot fitness complex. The indoor walking track is air-conditioned, and there are additional pools and a sundeck. Two golf courses are available at Stonegate Golf Club, a semi-private club that includes a driving range and putting green as well as restaurants and a pro shop. 

Del Webb Orlando - Davenport

Low $200s - High $300s

New and resale homes are available at Del Webb Orlando, a 55+ community that’s close to Walt Disney World and Aquatica, a well-designed waterpark that’s fun for both adults and kids. Del Webb Orlando is an excellent choice for active adults seeking Orlando homes for sale that are outside of the crowded hotel district but still close to all the attractions.

The True Blue Winery is close to the community, and a great location for tastings, meals, and private parties. The local Lake Davenport is a natural and interesting place to fish, look for alligators, and hike. 

Single-family homes range from 978 to 2,251 square feet with between two and four bedrooms. Amenities include a state-of-the-art fitness center, an indoor pool and walking track, an outdoor pool, a gardening area, tennis courts, pickleball courts, and a sundeck.

There’s also a fishing dock and plenty of freshwater lakes and ponds around the community. Residents who golf enjoy the Ridgewood Lakes Golf Club and its 18-hole championship golf course. Membership is optional.

Serenity Reserve - St. Cloud

Mid $300s - High $400s

Serenity Reserve is a new and intimate 55+ community in the cozy town of St. Cloud, and it’s only half an hour away from all of the Orlando hotspots. It’s an easy drive away from Old Town, where residents and their visitors can enjoy strolling in and out of shops that sell things like saltwater taffy and press-on tattoos. There are amusement park rides, homemade ice cream, and classic and muscle car shows on Friday and Saturday nights. Family movie nights are featured every Sunday evening. 

The single-family homes at Serenity Reserve are all new construction, and the plan is to keep it small and neighborly. There are four models available, ranging from 2,200 to 3,500 square feet. With three or four bedrooms, there’s plenty of space for visitors who want to explore Orlando. Each home has three-and-a-half bathrooms, an attached two-car garage, and outdoor patios.

Most properties come with additional space for a den or an office. Other features include 12-foot ceilings, double master suites, and energy-efficient appliances as well as upgrades like granite counters. 

Amenities include a yoga studio and meditation room, a yoga lawn, and an herb garden.

Gatherings of Lake Nona - Orlando

High $200s - High $300s

Inside the city limits, Gatherings of Lake Nona is the 55+ neighborhood of new construction condos that’s part of the Lake Nona master-planned community. These condo units are ideal for buyers who want a low-maintenance lifestyle that’s close to airports, theme parks, and nature trails. 

There will be 216 total condos, with two or three bedrooms and two bathrooms. The four floor plans have between 1,368 and 1,805 square feet. Assigned garage parking will be available and all of the patio and balcony space is covered. 

Planned amenities include a clubhouse, a fitness center, a multi-purpose room, a pool, pickleball courts, and a dog park.

While the Gatherings of Lake Nona is close to all the Orlando Disney and theme park attractions, there’s even more to explore. The Kennedy Space Center is worth a visit, as is Canaveral National Seashore, which is perfect for beachcombing, fishing, or admiring manatees from the Manatee Observation Deck. Just 20 minutes away is Wekiwa Springs State Park, where visitors can swim and snorkel in natural spring waters. There are also nature trails, canoeing, and paddling.

Four Seasons at Orlando - Kissimmee

Mid $200s - High $300s

One of the newer Orlando active adult communities is Four Seasons at Orlando, where buyers can find new construction single-family homes and golf privileges at the Mystic Dunes Resort & Golf Club. It’s more than just an 18-hole championship golf course; residents also have access to a miniature golf course, a putting green, and Kenzie’s Restaurant and Bar.

Other amenities will include a fitness center, clubhouse, movement studio, outdoor pool, and pickleball and tennis courts. New homes come in 11 models ranging from 1,428 to 2,328 square feet.

This 55+ community is as close as you can get to the Magic Kingdom and all of its partner amusement parks. A favorite spot for local Orlando residents to take their visitors is Disney Springs, with its restaurants, shops, and boutique for Disney princess dress-up activities. There’s bowling, Irish dancing, nightlife, and shops selling custom flip flops. Also, the Aeorphile hot air balloon offers an incredible view of the Orlando area from 400 feet in the air.
