New Jersey saw a strong 2017 in age-restricted community home sales. The state’s miles of beaches, expansive parks and forests, and proximity to New York City has made it a hotspot for Baby Boomers.

Whether you’re a snowbird looking to downsize on your summer home or hoping to spend your retirement around family year-round there’s an active adult community for you in New Jersey. Below are the ten top-selling communities in New Jersey on in 2017.    

Holiday City at Berkeley –Toms River

The honor of the top selling age-restricted community in 2017 goes to the 10,636-home Holiday City at Berkeley. All homes are single-family and vary in size from 757 to 1,852 square feet of living space. They offer a great option to downsize and enjoy a low-maintenance lifestyle.

The community is so large it features two clubhouses for all members and four other clubhouses among the neighborhoods in Holiday City. Amenities include bocce ball courts, shuffleboard courts, auditoriums, outdoor pools, and community transit.

Leisure Village West – Manchester

The first of three Leisure village communities to rank in our top ten list, Leisure Village West features affordable attached homes. With 2,692 homes and 21 floor plans to choose from every buyer will find what they need. There are so many amenities in the community that it takes a while for residents to experience them all. The amenities include three clubhouses, two nine-hole golf courses, various sports courts, and an exercise room.

Clearbrook – Monroe

Clearbrook is known as a great community for downsizing without having to give up the lifestyle you’re used to. As Partner Agent and resident Cynthia Gaudio says, “Prices are still low for condos with attached garages.  Other units in this price point only offer a carport or detached garages.”

Clearbrook boasts a 25,000 square-foot clubhouse with fitness centers, ballroom, ceramics studio, health center, and more. It’s also home to an outdoor pool, nine-hole golf course, tennis courts, and pickleball courts.

Leisure Village East – Lakewood

Much like the other Leisure Village communities, Leisure Village East is great for downsizing and having access to a variety of amenities. Homeowners can choose from five home models ranging from one or two bedrooms and one or two bathrooms.

The centerpiece of the community is the 18,790 square-foot clubhouse. It includes a fitness center, library, and auditorium among other things. Outdoors, residents enjoy a nine-hole golf course, pool, shuffleboard, and bocce ball.

Leisure Village – Lakewood

Leisure Village has been around since the 1960s and continues to grow in popularity. The community includes 2,433 attached, low-maintenance homes that make it a great option if you’re looking to downsize. Residents enjoy access to two clubhouses, a nine-hole pitch-and-putt course, a health care center, and many other amenities in the community.

Four Seasons at Smithville – Galloway

One of the newer communities on the list, Four Seasons at Smithville and its 1,215 homes were completed in 2006. Homes in the community are townhomes and single-family and range from 1,281 to 2,400 square feet.  

As Partner Agent and Four Seasons resident Ellen Stanavitch says, “Clients who have visited multiple communities in the state frequently tell me that our community offers more house for the money and has a clubhouse second to none.”

Amenities include a 23,000 square-foot clubhouse with a state-of-the-art fitness center and aerobics studio. It also includes a ballroom, billiards, and indoor pool. Outside, there’s an outdoor pool, tennis courts, bocce ball courts, and shuffleboard courts.

Rossmoor Village – Monroe

Rossmoor Village is known for its variety of home styles. Homeowners can choose between attached, condominiums, and single-family homes. There are 32 condo and attached floor plans and 11 single-family homes, allowing prospective buyers to find the home they need.

When outside the home, residents will have no lack of options, including a fitness center, arts and crafts room, photography studio, and woodworking shop. The community is also home to an 18-hole golf course, three tennis courts, three bocce ball courts, and eight shuffleboard courts.

Concordia – Monroe

Golf fans love Concordia due to an optional golf membership that grants access to an 18-hole golf course, pro shop, and café. The community is also home to condominiums, townhomes, and single-family homes.

There’s a wealth of amenities at Concordia besides just the golf course, including the clubhouse, Club Concordia. Inside, residents enjoy a state-of-the-art fitness center, indoor pool, sauna, billiards, and a library, among others. Outside, there’s another pool, lighted tennis courts, bocce ball courts, shuffleboard courts, and expansive walking trails.

Greenbriar I – Monroe

This is another established community offering low-maintenance homes and extensive list of clubs, groups, and events. Attached homes in the community include five different models while single-family homes offer ten individual floor plans.

The focal point of the amenities is the 30,000 square-foot clubhouse featuring an exercise room, indoor pool, restaurant, ceramics studio, billiards room, and library. Outdoors, residents enjoy a pool, nine-hole golf course, tennis courts, shuffleboard courts, bocce ball courts, and a basketball court.

Renaissance at Manchester

Finishing out the list is Renaissance at Manchester. Completed in 2007, this community has 1,904 single-family homes. These homes come in ten different floor plans ranging in size from 1,522 to 2,256 square feet of living space.

There’s a wealth of private amenities at the community, centered around the 30,000 square-foot clubhouse. Inside is a state-of-the-art fitness center, pool, saunas, ballroom, and deli. Outside, there are multiple tennis courts, bocce ball courts, horseshoe pits, and pickleball court. The community is also home to an 18-hole golf course.
