Residents tap into Heron Bay’s full amenity campus, including a clubhouse with a fitness center and day spa, a restaurant, a water park, tennis and pickleball courts, and trails through parks and scenic lakes. Heron Bay Golf Club sits adjacent to the community, Fort Lauderdale is about 25 miles south, and Fort Lauderdale-Hollywood International Airport is roughly 30 miles away.
Del Webb Lakehaven – Clermont, FL

Del Webb Lakehaven is a lakefront 55+ community in Clermont, Florida, in the heart of the Florida Lake District. Del Webb began construction this year, with 11 floor plans ranging from 1,405 to more than 3,453 square feet.
Two clubhouses anchor the amenity campus, joined by a pool, indoor and outdoor pickleball courts, a fire pit gathering area, and walking and biking trails with lake views. Haven at Palm Valley – Ponte Vedra, FL

With just 20 homes planned, Haven at Palm Valley will remain the most exclusive community on this month’s list. Toll Brothers began construction this year in Ponte Vedra, Florida, with five floor plans ranging from 3,257 to more than 4,073 square feet across two- and three-story layouts.
Every home includes a covered lanai and a gourmet kitchen with an island and walk-in pantry, and walking and biking trails wind through the community. TPC Sawgrass is a few miles away, Jacksonville is about 20 miles northwest, and Jacksonville International Airport is roughly 35 miles from home.
Esplanade at McKinnon Groves – Winter Garden, FL

Esplanade at McKinnon Groves is an active adult community in Winter Garden, Florida. Taylor Morrison began construction in 2024, with plans for 658 twin villas and single-family homes across four collections and 16 floor plans ranging from 1,515 to 4,591 square feet.

Salt Grass at Ward Creek brings new construction to the Emerald Coast in Panama City Beach, Florida. Kolter Homes began construction this year, with plans for 300 single-family homes. Homeowners can access a cabana, an outdoor pool with a patio, and pickleball courts. Pier Park and the Gulf are both a few miles away, and Northwest Florida Beaches International Airport is roughly 15 miles from home.
Esplanade at Coasterra – Palmetto, FL

Esplanade at Coasterra is a gated active adult community inside the larger Coasterra master-planned community in Palmetto, Florida, on the northern bank of the Manatee River. Taylor Morrison began construction in 2025, with plans for 960 single-family homes across 19 floor plans ranging from 1,483 to 4,591 square feet.
The Venue, the community’s primary amenity building, features a Technogym fitness center, an aerobics studio, a spa treatment room, a salon, and a virtual games suite. Arbor Oaks – North Port, FL

Arbor Oaks is an active adult community set within The Woodlands, a 190-acre development with water and preserve views in North Port, Florida. Pulte Homes began construction in 2025, with plans for 341 single-family homes across 15 floor plans ranging from 1,405 to more than 3,452 square feet, all with impact glass as a standard feature.
The clubhouse holds a fitness center, a community room, a catering kitchen, and an outdoor veranda, while a resort-style pool with lap lanes, a barefoot bar, three pickleball courts, two bocce courts, and a tennis court anchor the outdoor amenities. Also, Myakka River State Park is nearby, and Gulf Coast beaches are within 30 minutes.
Esplanade at Starling – Punta Gorda, FL

Esplanade at Starling is an active lifestyle community in Punta Gorda, Florida, between Fort Myers and Sarasota. Taylor Morrison began construction in 2025, with plans for 774 single-family homes and 17 floor plans ranging from 1,364 to 4,591 square feet.
This is a natural gas community with low Community Development District fees, a meaningful cost difference in this part of the state. Tennis, pickleball, and bocce courts are already open, joined by a resort-style pool with cabanas, a Bahama Bar, fireside seating, and a fitness center. Punta Gorda Airport is minutes away with direct Allegiant Air service, and Southwest Florida International Airport is about 40 miles south.
Georgia
Georgia’s lone addition this month is also one of its most distinctive, putting new construction and boat slips on the water north of Atlanta.
Lanier Landing – Gainesville, GA

Lanier Landing is a gated 55+ community in Gainesville, Georgia, in the heart of the Lake Lanier region. David Weekley Homes began construction this year, with plans for 229 single-family homes across two collections and 21 floor plans. The Retreat Collection ranges from 1,528 to 3,033 square feet, while the Reserve Collection offers 2,175 to 3,180 square feet, with optional finished basements pushing some plans past 4,300 total square feet.
An amenity center with a fitness center, an aerobics and dance studio, an outdoor pool, and pickleball courts serves residents, and boat-accessible lake frontage means neighbors can get out on the water without a drive. Northeast Georgia Medical Center is close by, and Atlanta is roughly 50 miles southwest.
Illinois
Illinois makes a rare appearance with two Lennar master plans in the southwest Chicago suburbs, where single-story ranch homes start well below what comparable Sun Belt markets command.
Keller Farm – Plainfield, IL

Keller Farm is a master-planned community in Plainfield, Illinois, a half mile from a walkable downtown area. Lennar began construction in 2023, with plans for 400 homes across three collections. The single-story Andare Series ranges from 1,550 to 1,955 square feet, the two-story Medallion Series reaches 3,243 square feet, and the Townhome Series spans 1,764 to 2,221 square feet.
A nearly 30-acre park with a picnic area, a playground, and a scenic pond anchors the community, joined by a pickleball court and walking trails. Every home is built with Lennar’s Everything’s Included approach. Chicago is approximately 35 miles northeast, and Midway International Airport is about 30 miles away.
Lakewood Prairie – Joliet, IL

Lakewood Prairie is a master-planned community in Joliet, Illinois, about 2 miles from Interstate 55. Lennar began construction in 2024, with plans for 472 homes across three collections. The Single Family collection offers two-story plans from 1,866 to 2,607 square feet, the Andare collection covers single-story living from 1,428 to 1,880 square feet, and the Townhomes collection ranges from 1,539 to 1,760 square feet.
Multi-use trails and a tot lot serve the neighborhood, and the nearby Inwood Recreation Center adds an indoor pool, a walking track, and a 10,000-square-foot fitness floor. The historic Rialto Square Theatre is in Downtown Joliet, and Chicago is roughly 30 miles northeast with Metra service from the suburb.
Indiana
Indiana lands the month’s most ambitious wellness campus, though buyers will need patience: the community is not scheduled to open until early 2028.
Esplanade at Gatewood Lakes – Noblesville, IN

Esplanade at Gatewood Lakes is an active adult community coming to Noblesville, Indiana, near 146th Street and Olio Road. Taylor Morrison plans to open the community in early 2028, with one- and two-story single-family homes expected to range from 1,500 to 3,730 square feet.

Maryland
Maryland’s additions bookend the Baltimore-Washington corridor, pairing elevator townhomes outside Baltimore with main-level villas within walking distance of a town center.
Gerst Farm – Perry Hall, MD

Gerst Farm is a 55+ community in Perry Hall, Maryland. NV Homes began construction this year, with plans for 202 attached homes across two collections. The Villas offer main-level living in the Kensington at 2,110 or more square feet and the Lowell at 2,296 or more square feet, both with 12-foot great room ceilings and 10-foot kitchen islands. The Elevator Townhomes collection centers on the Manchester, a three-level plan from 2,690 square feet.

Cromwell 55+ – Ijamsville, MD

Cromwell 55+ sits within walking distance of Lake Linganore Town Center in Ijamsville, Maryland, close enough to handle daily errands on foot. Ryan Homes and NV Homes began construction in 2024, with plans for 488 homes including main-level living villas. Nevada
Nevada contributes three communities this month, splitting between a luxury wellness campus against Red Rock Canyon and two established resale neighborhoods in the Reno area.
