The Best Arizona Active Adult Communities for Condo Living


Condos are an ideal way to downsize and find a more affordable home in Arizona while still benefitting from all the excellent facilities these active adult communities offer. These residences are available in both larger and smaller communities, most within easy reach of Phoenix, with one in Prescott in Northern Arizona. If you’re interested in living the active lifestyle in retirement but don’t need or want a 2,500 square-foot home, these communities offer what you’re looking for.

Sun City

Below $100k – Mid $800s

Sun City was one of the first active adult community in the U.S. and the location was carefully chosen for its warm climate. This large community for active adults has over 27,000 homes, making it easier to find condos, which can be elusive as fewer of them are built.

Sun City is a thirty-minute drive from downtown Phoenix and a similar distance to the White Tank Mountain Regional Park, which is 29,271 acres of unspoiled mountain and desert. Available models include compact one-bedroom apartments of 689 square feet as well as chalet-style homes, patio apartments, and garden apartments. Condos are available for under $100k.

Amenities at Sun City are numerous and equivalent to those of a small town. These include no fewer than eleven golf courses, a hospital, thirty churches, a synagogue, 19 shopping areas, fishing lakes, and several swimming pools. There are countless groups, classes, and social clubs for almost every indoor and outdoor activity available to residents.

Sun City Grand – Surprise

Mid $100s – High $700s

Smaller than the original Sun City, Sun City Grand still has 9,802 homes for the 45+ active adult. Condos also feature here and with such a large number of homes they are easier to come by than elsewhere. Sun City Grand is ten miles northwest of Sun City in Surprise and is a 45-minute drive from the center of Phoenix, and a twenty-minute drive from the White Tank Mountain Regional Park.

There are six different models for their La Solana series of condos. These start at a cozy 427 square feet, providing one bedroom, one bathroom, and a one-car garage. The largest models have 1,021 square feet with two bedrooms, two bathrooms, and a one-car garage. Prices are in the low to high $100s.

There are excellent amenities at Sun City Grand. These include four championship golf courses, a ballroom of 9,100 square feet, several clubhouses and pools, two fitness centers, classrooms, craft rooms, a library, and courts for tennis, pickleball, and bocce. There are several dozen different clubs, classes, and social activity groups including drama, dance, music, wine-tasting, numerous card games, and many outdoor activities.

Apache Wells – Mesa

Low $100s – Mid $400s

Apache Wells is a 55+ gated community for active adults with 1,823 total homes, including condos. It’s a 45-minute drive east of downtown Phoenix, but only 15 minutes from the outdoor recreational attractions of the Usery Mountain Regional Park. This 3,648-acre park has 29 miles of hiking and biking trails, horseback riding, archery, and a nature center. In addition, the 1,500-acre Red Mountain Park is less than ten minutes away.

Condos at Apache Wells range from 600 to 1,600 square feet. Smaller ones are one-bedroom and one-bathroom homes, while larger ones offer two bedrooms and two bathrooms. All have an allocated parking space but no garage. Prices go from below $100k to the mid $100s.

Residents have access to the amenities at the Apache Wells Country Club and the Apache Wells Activity Center. These include an 18-hole golf course, a fitness center, bar and grill, craft and hobby rooms, eight shuffleboard courts, and four bocce courts. Social activities range from an art club to Zumba, including card games, outdoor sports and activities, line dancing, tai chi, and yoga.

Scottsdale Shadows – Scottsdale

High $100s – High $200s

Scottsdale Shadows is a condos-only gated community with no age restrictions. It’s in the upscale city of Scottsdale, about a thirty-minute drive from downtown Phoenix. Old Town Scottsdale is less than ten minutes away, and many of the condos overlook Camelback Park.

If you want condo living but still want to have lots of space, then Scottsdale Shadows has fifteen different models. These start at 850 square feet for one bedroom and one bathroom, and go all the way through to 2,352 square feet, providing four bedrooms and four bathrooms. All condos have their own one-car garage. Prices range from the mid $100s to the mid $400s.

Amenities at this smaller active adult community are more modest, though all the amenities of the city of Scottsdale, with a quarter-million population, are right on the doorstep. Facilities within the condos include a clubhouse, card room, billiards room, arts and crafts studios, three outdoor pools, two tennis courts, separate men’s and women’s fitness centers, and a nine-hole golf course.

Hassayampa Village – Prescott

Low $200s – Low $4Ms

If you prefer Northern Arizona then Hassayampa Village in the old mining town of Prescott provides a cooler climate than the other communities, which are all in the Phoenix area. Prescott’s elevation of 5,368 feet means it has cooler summers and colder winters than Phoenix, which is at 1,086 feet.

Prescott is a hundred miles north of Phoenix, a straightforward two-hour drive, mainly on Interstate-17. It’s right on the edge of the Prescott National Forest, overlooking the Prescott Valley, and is a lively and popular tourist destination with Whiskey Row, its famous street of historic bars, hotels, and shops.

Hassayampa Village is less than a ten-minute drive from Whiskey Row, west of the city center and on the edge of the mountains. It’s a gated active adult community of 660 homes with no age restrictions. The various models include condos that are larger than average, from 1,320 to 2,400 square feet. Most feature two or three bedrooms, two or three bathrooms, and a one-car garage. Prices range from the high $200s to the high $300s.

Amenities include a 30,000 square-foot clubhouse, a ballroom, an indoor pool and spa, an outdoor pool, fitness center, and the 18-hole Capital Canyon Golf Club.
