Finding the perfect retirement community is all about checking the right boxes, and Northeast Florida scores lots of checkmarks. With its milder climate, lower cost of living, and year-round recreational opportunities, the area is popular among active adult homebuyers. There are 36 retirement neighborhoods in this part of the state, and one of the newest and brightest is WaterSong at RiverTown in St. Johns.
WaterSong at RiverTown
Located about half an hour south of Jacksonville, RiverTown is a master-planned community with many different sections. Its latest development is WaterSong, which will have 800 new attached and single-family homes and sought-after indoor and outdoor amenities when completed.
Designed for active adults ages 55 and up, this gated community has eight floor plans designed by Mattamy Homes and priced from the mid $200s to the high $300s. Options include different elevations, tray ceilings, screened-in enclosures, barn doors, and other desirable extras.

The River model is WaterSong’s smallest floor plan, though it's still spacious at 1,431 square feet. The two-car garage is at the front of the house, with the porch and entry to the immediate right. Walking in, the smaller 11’ 2” x 11’ 3” bedroom is to the left, with the foyer and flex room to the right. The second bathroom is next to this bedroom.
Walking to the back of the house, the kitchen is in the middle and opens to the dining room and great room. To the left is the 11’ 2” x 14’ 11” x 14’ 4” owner’s suite, which is connected to the owner’s bath and a covered lanai with an optional screen enclosure.
At 1,515 square feet, the Ocean floor plan is WaterSong’s larger townhome choice. It also has a two-car garage, two bedrooms, and two bathrooms. Its 15’ 9” x 14’ 3” owner’s suite is also at the back of the house and next to the outdoor lanai area.
The second bedroom is at the front right of the house, and it's across from the laundry room and bathroom. The open kitchen area, dining area, and great room encompass much of the center-right portion of the Ocean model, and there's also a 10’ 1” x 10’ 1” flex room on the left.
The six single-family models start with the Trail, at 1,563 square feet with two bedrooms, two bathrooms, and a den. As you enter through the porch, you'll see an 11’ 1” x 11’ flex room and a foyer, which leads into the kitchen, dining, and family room area. This opens to the 19’ x 10' lanai at the back of the house.
To the right is the 15’ x 13’ 6” master bedroom, which features a walk-in closet and a modern master bathroom with two sinks. This is next to the 11’ x 11’ 8” second bedroom, which also has a walk-in closet. The laundry room is in between the garage and the second bath.
The single-story Court floor plan is sized at 1,686 square feet. Its second bedroom measures 10’ x 13’, and it's to the left of the front porch, next to a powder room and foyer. Walking back, you pass the laundry room on the right and the flex room on the left.
The hallway continues into the kitchen, which has a center island and is open to the family room and the dining room. At the back left of this home is the covered lanai. Towards the back right is the 17-square-foot master bedroom, which has a large master bath and walk-in closet.
The 1,798-square-foot Lane model has a large garage with extra storage space, and the second bedroom has a walk-in closet. This is next to a flex room and laundry room. The 16’ 6” x 13’ 4” master suite is at the back right, and you can install an optional door that opens to the covered lanai. The open kitchen area is on the left side, flanked by the family room and dining room.
The Pier floor plan measures 1,917 square feet and features a spacious 17’ x 10’ covered lanai off the family room. The garage is at the front right of the house, across from the powder room and second bedroom. The flex room is next to this, and on the other side, you can find the 15’ 1” x 13’ 7” master suite, which extends to the back of the home. The open kitchen, family room, and dining area are on the right side behind the garage.
At 2,210 square feet, the Bridge is the second-largest model. It has an extra powder room off the garage—a nice feature for guests. Behind this is the kitchen area, which has a large island and opens into the family room/dining room. At the back, the covered lanai is next to the roomy master suite with a walk-in closet on the other side of the laundry room. An extra flex room measures 14’ 11” x 11’ 1” and can be converted into a study or a third bedroom.
WaterSong’s most spacious model is the Harbor, offering 2,554 square feet with three bedrooms, three baths, and a two-and-a-half car garage. The second bedroom is at the front left of the home next to the porch. The center foyer takes you past two walk-in closets and two full baths. The flex room is on the left by the open kitchen, dining room, and comfortable 17’ x 1” x 17’ family room.
The covered lanai is at the back-left corner of the house, while the master suite is on the right side. This features a luxury master bath with two sinks, a water closet, and a large walk-in closet. The third bedroom is next to the garage.
