The Mid-Atlantic states of Maryland, Virginia, and Delaware have some of the highest real estate prices in the country. However, that doesn’t mean prospective homebuyers can’t find affordable housing.
A number of active adult communities in the Mid-Atlantic offer homes for under $250,000, ranging from small condos to larger single-family homes. The difference often comes down to where the community is located and the amenities it offers. Here’s a breakdown of the options available in each state.
35 of the 114 active adult communities in Virginia offer homes starting in the mid $200s or below. You're most likely to find a home under $250,000 in the Winchester, Charlottesville, and Fredericksburg areas. These are smaller towns, but they're still close to the large urban areas and have amenities. However, even in more expensive areas like Eastern Virginia and Northern Virginia, active adult homebuyers can still find smaller condominiums for under $250K.
Here are three communities currently offering homes in this price range.
Falls Run - Fredericksburg, VA
At Falls Run in Fredericksburg, two-bedroom, two-bath homes start in the low $200s. These attached homes are currently offered for resale, and they include one-car garages, screened-in patios, and large dining/living areas.
Falls Run also features the resort-style amenities many active adults like to see in a community. The clubhouse includes spaces for planned social activities and classes, as well as computers, a library, and a lounge. Residents can also stay fit with access to the indoor and outdoor pools, fitness center, and tennis courts.
Liberty Grove - Manassas, VA
Liberty Grove in Manassas is typical of many active adult communities in the Washington, D.C. suburbs. The condominium building features one- or two-bedroom homes with open floor plans starting in the high $100s. The building has its own social spaces and common areas as well as walking trails and outdoor spaces.
Woodbrook Village - Winchester, VA
Most of the active adult communities in the Winchester region are tight-knit with under 150 homes. Those offering newly-built single-family homes tend to be more expensive, while established communities include homes in the mid $200s.
At Woodbrook Village, homebuyers can find one- and two-bedroom attached homes for under $250,000. Residents enjoy all the Blue Ridge Mountains and Shenandoah Valley have to offer while also being close to Washington, D.C. and Pittsburgh. The community’s clubhouse includes social spaces.
Maryland’s real estate prices can cause sticker shock for some people from out of the area. However, 27 of the state’s 60 active adult communities offer homes below the mid $200s. These communities can be found across the state, from the Eastern Shore to northern Maryland to the D.C. suburbs. However, more rural areas can usually offer larger single-family homes at this price-point while communities like Leisure World of Maryland outside D.C. almost exclusively have one- to two-bedroom condos under $250,000.

The Village at Freedom Hills - Hagerstown, MD
The Village at Freedom Hills is a rare Maryland community that offers new homes starting in the low $200s. Developed by Admar Custom Homes in Hagerstown, the community will have just 27 homes when complete. This age-restricted neighborhood is made up of only attached homes, and prospective homebuyers can find two-bedroom homes under 1,500 square feet for under $250,000.
Parks and natural spaces dominate the community, providing walking trails and places to enjoy the outdoors. When residents are not enjoying the peace and quiet, they can visit nearby natural areas, antique malls, and historic downtown Frederick or Hagerstown.
Leisure World of Maryland - Silver Spring, MD
With 5,600 homes, Leisure World of Maryland almost always has properties for sale, and almost all of the condos offered for sale list at under $250,000. At this large, gated, and age-restricted community, prospective homebuyers can find one- and two-bedroom condos in a variety of buildings.
Amenities abound at Leisure World, from an 18-hole golf course to multiple clubhouses, a fitness center, and lots of planned activities and classes. Leisure World is somewhat unusual for the area around Washington, D.C. While other communities do offer similar amenities and have similar homes at similar prices, because of their smaller size, they're less likely to reliably have homes for sale.
As a smaller state, Delaware only offers 35 active adult communities. And only 13 of those list homes in the low $100s to mid $200s. However, these communities can be found throughout the state. Generally, the Dover area and areas farther inland in Sussex County are more affordable, but a few Wilmington area communities also offer homes under $250,000.

Spring Meadow - Smyrna, DE
Located in Smyrna near Dover, Spring Meadow is a mid-sized community with 246 homes. Here, prospective homebuyers can find two- and three-bedroom attached homes under $250,000. These homes include first-floor master suites, open floor plans, and one-car garages. The Club Meadows clubhouse provides a fitness center, an aerobics room, a heated outdoor pool, and space for clubs, activities, and social gatherings.
The Village of Cinderberry - Georgetown, DE
The Village of Cinderberry in Georgetown is another Mid-Atlantic community offering new homes for under $250,000. Currently being developed by LBG Homes, prospective homebuyers can find two- and three-bedroom attached homes starting in the low $200s.
Although it will only have 170 homes when complete, the neighborhood includes a private clubhouse at Cinderberry Hall, which includes a multi-purpose room, an exercise room, an indoor pool, a hobby room, and a library. Outside, residents can explore the scenic natural areas around the community or enjoy a game of shuffleboard or horseshoes.
