Fox Hills is an established, gated 55+ community with 672 resale condos completed in 2003. The ten models range from 820 to 2,935 square feet with one to three bedrooms, one to two-and-a-half bathrooms, and extras like balconies and dens. The monthly homeowners’ association (HOA) fee covers community services and building maintenance.
The 26,000-square-foot clubhouse is a hub for activities, giving residents access to a ballroom, a fitness center, indoor and outdoor pools, and activity rooms. Out on the property, you’ll find bocce ball and tennis courts, a greenhouse, and an outdoor garden. Fox Hills is in Morris County, close to beautiful recreation areas like Mount Hope County Park and Wildcat Ridge State Wildlife Management Area. Route 80 is also nearby, providing a Target, a Walmart, a Macy's, and other shops just minutes away.

Ryan Homes broke ground on this 55+ community in 2019, and it's slated for 140 new single-family homes when work is completed. The four thoughtfully designed floor plans range from 1,150 to 1,321 square feet with two to three bedrooms, two bathrooms, dens, and attached two-car garages. Options include kitchen islands and tankless water heaters, and the HOA fee provides for lawn care, snow removal, and insurance.
The private clubhouse has a fitness center, activity rooms, and bocce ball courts, and the property is surrounded by 20 acres of wooded wetlands. Legacy at East Greenwich is about 20 miles from the Philadelphia International Airport and Center City Philadelphia, which means it’s close to some of the best cultural centers, shopping, and medical care on the East Coast.
Mid $200s - Low $300s
Medford is one of those charming small towns with a walkable Main Street, beautiful old trees, and a sense of community. Bob Meyer Communities is developing Heritage at Medford here, and the community will have 228 new single-family homes when finished. There are four models ranging from 1,254 to 1,696 square feet with one to three bedrooms, two or three baths, and one- to two-car garages. Options include finished second floors, patios, and porches. The HOA fee provides for lawn care and snow removal.
Homeowners will have use of a community clubhouse with a fitness center as well as an outdoor pool and patio. Heritage is also just a mile from Route 70, which has grocery stores, farmers markets, gas stations, banks, and medical offices. The closest golf courses are at Medford Village Country Club and Indian Spring.
Low $300s - Mid $300s
Sewell is also close to Philadelphia (20 miles), and The Village at Country Gardens will have 223 new and resale single-family homes when completed by Bruce Paparone Inc. There are three low-maintenance floor plans, and a HOA that provides for common area maintenance, snow removal, and lawn care.
The three spacious models range from 2,097 to 2,902 square feet with two or three bedrooms, two or three bathrooms, and attached two-car garages. Upgrades may include hardwood floors, stainless steel appliances, dens, and gas fireplaces. Indoor and outdoor amenities include a clubhouse with a Jacuzzi, a banquet room, and a catering kitchen, plus scenic ponds, an outdoor patio, and bocce ball courts.
The Village is across the way from a large shopping center with a Target, restaurants, a PetSmart, and a Lowes. Other nearby landmarks include Washington Lake Park, Valleybrook Golf Club, and Jefferson Washington Township Hospital.

If you want to retire near the ocean, River Pointe is just 15 miles from beach towns like Seaside Park and Lavalette. This Del Webb active adult community plans to offer 504 new and resale single-family homes as well as many appealing lifestyle amenities.
The 10 models range from 1,269 to 2,020 square feet with two or three bedrooms, two to four baths, and attached two-car garages. There are many vibrant clubs and activities to keep you busy, including dinner/movie nights and fitness classes.
