Active adults can get a lot of bang for their buck in Morris County, New Jersey.

Morris County is a big part of the New Jersey/New York metro area, and it sits about 30 miles northwest of The Big Apple. There's a monthly homeowners’ association (HOA) fee that covers trash collection, snow removal, water, plus common area and exterior maintenance, so you won’t have to worry about these chores.

There are seven condo floor plans ranging from 979 to 1,997 square feet with one or two bedrooms and one-and-a-half to two-and-a-half bathrooms. Options include dens, hardwood floors, balconies, and granite countertops. Greenbriar also has an especially nice clubhouse with its own indoor pool, spa, sauna, internet café, ballroom, activity rooms, and art studio. Nolan's Ridge - Mount Arlington, NJ

If you can’t decide between a condo or a single-family home Nolan’s Ridge offers both, with a total of 156 resale homes on a lovely property just outside of the woodsy Berkshire Valley Wildlife Management Area. The 96 condo units are located in secure elevator buildings and come in eight models sized from 1,482 to 1,867 square feet with two bedrooms, two bathrooms, balconies or patios, and optional fireplaces.

Horizons at Mount Arlington - Mount Arlington, NJ

High $200s - Mid $300s

This second Mount Arlington community was completed in 2005, and it has 144 resale condos with the word “downsizing” written all over them. The monthly HOA fee provides for certain community services like exterior building maintenance as well as snow and trash removal.

There are two floor plans available, and these units are sized from 1,467 to 1,867 square feet with two bedrooms, two bathrooms, and underground garage parking. Upgrades may include hardwood floors, granite countertops, cherry cabinets, and recessed lighting.

Homeowners enjoy spending time at the community clubhouse which has activity rooms, a catering kitchen, an outdoor pool, bocce courts, and tennis courts. This established, gated condo community is an excellent option for downsizing, and it's close to Route 80. Fox Hills was built from 2000 to 2003 with 672 resale condos and sought-after indoor and outdoor amenities. It also has a monthly HOA fee in place to cover certain services that promote low-maintenance living.

There are 10 thoughtfully-designed floor plans ranging from 820 to 2,935 square feet with one to three bedrooms, one to two-and-a-half bathrooms, and assigned garage parking spots. Options include dens, spacious master suites, and double bathroom vanities.

 Most of Fox Hills’ desirable amenities are in and around its elegant clubhouse, including a fitness center, a steam room and sauna, indoor and outdoor pools, a ballroom, a lounge, and game rooms. The property also has a greenhouse, horseshoe pits, tennis and bocce ball courts, ponds, and trails.
