Smaller active adults communities in Maryland offer those 55+ almost everything larger communities can offer, just on a smaller scale. Prospective residents can find new homes for sale or homes offered for resale. Home styles include condos, attached, and single-family homes in a wide range of sizes, all with maintenance-free living.

These five communities are easy to navigate and tight-knit, but still offer residents great amenities and an active lifestyle.

Gatherings® at Quarry Place – Reisterstown

Gatherings at Quarry Place is a 55+ community right outside Baltimore. These condominium homes are ideal for active adults who want a quiet lifestyle but still want easy access to the amenities of the city.

The building offers 135 new units ranging from about 1,500 to 2,000 square feet. They include hardwood floors, granite countertops in the kitchen, and energy-efficient designs.

Although a small community, the amenities are like that of a luxury apartment building. Residents can gather at the clubhouse, workout in the common fitness room, and swim in the outdoor pool. Gatherings is also located just minutes from the Baltimore Metro, which provides easy access to downtown, and Interstate 795.

Residents will find shopping, restaurants, and big box stores just minutes away. But nature is not far, either. The building is located right next to a scenic pond with a walking trail.

Patapsco Overlook – Catonsville

Mid $300s

Patapsco Overlook is another condominium community in Baltimore County, located right next to Patapsco Valley State Park. These homes are also ideal for active adults who want both scenic beauty and easy access to an urban lifestyle.

Floor plans include two bedrooms or two bedrooms and a den in a manageable 1,455 square feet. The community provides a clubhouse, exercise room, social room, and outdoor patio. 

Active residents can hike and bike on the paved and unpaved trails in the park. Just a few minutes away, residents can explore the main streets of Ellicott City and Catonsville, which both have small restaurants, boutiques, and cafes.

Courts of Clarksburg – Clarksburg

Located in northern Montgomery County, the Courts of Clarksburg includes 140 new single-family homes. Pulte Homes began construction on these larger homes in 2016, which can have two to five bedrooms and two to four bathrooms.

While the neighborhood is age-restricted, it is located within the greater planned community of Clarksburg Village. Residents can access the clubhouses, Olympic-size swimming pools, and community green spaces of Clarksburg Village, or chose to exercise and socialize in the Courts of Clarksburg private clubhouse.

While this part of Montgomery County can feel rural and quaint, and is surrounded by regional and state parks, residents still have easy access to Interstate 270 and closer D.C. suburbs like Gaithersburg and Rockville.

The Hamlets at South River Colony – Edgewater

Another age-restricted neighborhood within a larger planned community is The Hamlets at South River Colony in Edgewater, Maryland. The Hamlets include 137 condos and attached townhomes that accommodate prospective residents looking for a little more living space or a little less.

Active adults who want to live near the water and woods will be at home in the surroundings at the Hamlets. The outdoor patio and walking trails provide lots of space to be outdoors in the community, while the South River and nearby parks, beaches, and boat launches are a water-lovers dream.

Residents can also enjoy the amenities of South River Colony, including an outdoor pool, clubhouse, and tennis courts.

Greenvale Mews – Westminster

For active adults who really want to escape the busy D.C.-Baltimore metropolitan area, Western Maryland offers a number of small 55+ communities.

One of them is Greenvale Mews in Westminster. Only made up of 65 homes, this neighborhood is truly intimate. The active homeowners’ association takes care of snow plowing, trash removal, lawn care, and provides residents with a maintenance-free lifestyle.

The attached homes have three bedrooms and two-and-a-half baths, with luxury options available. While the community doesn’t offer a clubhouse or other traditional amenities, neighbors get to know each other and spend time on hobbies and activities. The community is also just a few minutes from main street Westminster, with shops and restaurants.
