A leisurely lifestyle is easily attainable on “The Island” since it is dotted with stunning Hamptons beaches, a glorious wine country, biking trails, and three marinas. Golf courses like Indian Island Golf Club and parks like Hubbard County Park and Maple Swamp contribute to a peaceful, relaxing lifestyle. Fine dining, shopping opportunities, and quaint farm stands are practically everywhere.

Eastern Long Island has all this, plus easy access to New York and Connecticut.  Here are some of the best active adult communities worth looking into. 

Greenwood Village - Manorville, NY

Below $100k - Mid $100s

Who says you can’t afford to live on The Island? This established community's 512 attached and single-family homes are surprisingly affordable. It is a land-lease community; residents own their homes, but pay an additional monthly fee for the land.

Greenwood Village’s attached homes are around 1,100 square feet with two bedrooms, one bathroom, and an attached one-car garage. Single families range from 900 to 1,300 square feet, with one to three bedrooms, one to two bathrooms, and an attached one-car garage.

Residents spend quality time at the clubhouse, exercise room, outdoor pool and patio, tennis court, library, trails, and picturesque ponds. There is also an RV parking lot, plus a community bus. Shopping centers, golf courses, and area parks are all within short driving distance. 

Strathmore Gate East - Coram, NY

High $100s - Mid $200s

This small, established community of 173 attached resale homes also has a reasonable price tag. The ranch style homes at Strathmore Gate East come in three models sized from 750 to 1,000 square feet. They have two bedrooms and one or two bathrooms, some have garages, stainless steel appliances, and granite counters.

Homeowners gather at the community clubhouse, which features an exercise room, rec room, and library. There’s also an outdoor pool, bocce ball, and billiards. This close-knit community also has lovely, tree-lined streets and walking trails throughout.

The Waterways at Moriches - Moriches, NY

Mid $200s - Mid $500s

The Waterways at Moriches is an optimally-sized active adult community of 343 attached resale homes built from 1985 to1999. There are eight models, sized from 1,500 to 2,072 square feet with two or three bedrooms and bathrooms, and attached one or two-car garages.

The small, private active adult community of Village Vistas is a great place for 55+ homeowners to enjoy an upmarket, rewarding lifestyle. Northwind Group began construction on this intimate community of 43 attached homes in 2013.

The two models are both 2,300 square feet with two or three bedrooms, two-and-a-half bathrooms, and attached two-car garages. Some of the upgrades include granite countertops, fireplaces, full basements, and Brazilian hardwood cherry floors.
