Affordable Henderson, Nevada Is Attracting Out-of-State Residents

Henderson is pulling in expats from California and other more expensive states.

There’s no place like home—especially when home is in Henderson, Nevada. This picturesque city is quickly rising as a top attractor for out-of-state residents. Henderson is affordable, and finds itself in the Las Vegas area, which we put No. 9 on the list of best places to retire last year.

Henderson, which has the nickname “Tree City USA” on account of the city’s 60 parks, continues to grow in appeal. Over the past decade, Henderson’s population has surged 20 percent, topping more than 300,000 residents. The city has now surpassed Reno as Nevada’s second most populous city, according to The Wall Street Journal.

Active adults from all parts of the country are drawn to Henderson for various reasons, whether they seek affordable housing, they desire to live in a warmer climate, or they fall in love with Henderson’s unique mix of urban and rural charm.

Active adult homebuyers who want to find their dream home in this desirable city have many options. Henderson is home to a half dozen 55+ communities, each with its own distinct style and offerings.

Whether you’re researching homes for sale in Nevada or you want to know more about what makes Henderson so appealing, read on to learn more about why Henderson is attracting so many out-of-state residents.

Henderson Allows for an Active and Varied Way of Life

In Henderson, residents are never far from adventure and recreation opportunities. The city is located just 15 miles outside of the glittering lights of Las Vegas, making it easy for active adults to explore the Entertainment Capital of the World whenever they wish.

Henderson is also home to Las Vegas’ first brewing company, Barley’s Casino and Brewing Company. Active adults love this quaint casino and microbrewery for its relaxed atmosphere, brick-oven pizza, slots, and of course, handcrafted brews.

Active adults who enjoy spending time outdoors relish the city’s miles of tree-lined hiking trails and dozens of parks. Henderson boasts the most parks per capita in the entire state of Nevada, giving residents plenty of places to pursue all their favorite outdoor pastimes.

Although Henderson is situated in the desert, the city encompasses most of Las Vegas’ lakes and waterfronts. At Lake Las Vegas and Lake Mead, active adults can soak up the sun while enjoying water activities ranging from boating to fishing.

Henderson Offers Affordability

As California’s costs continue to climb, many retirees are leaving the Golden State in favor of cost-effective Henderson. According to the Nevada Department of Motor Vehicles, more than half (56 percent) of new arrivals in Henderson from 2013 to 2017 were from California.

Many retirees live on fixed budgets and simply can’t justify or afford the cost of living in California. For years, California has been losing more residents than it gains from other states, even though its population of 40 million keeps increasing due to births and foreign immigration.

The Wall Street Journal reports that more than one million people left California for other states from 2006 to 2017, making it the third highest in the nation behind only New York and Illinois.

While exorbitant prices remain the norm in California, active adults find respite in Henderson. The city provides a significantly more affordable cost of living than California. Active adults also save on certain expenses when they reside in Henderson rather than nearby Las Vegas. Henderson residents pay less for utilities and transportation than Las Vegas residents, according to Sperling’s Best Places.

When living on a fixed budget, every dollar counts. When active adults in Henderson save on living expenses, they free up more of their budget to enjoy all the city has to offer, from distillery tours and casino trips to browsing museums and even feeding lions.
