Active adults considering a move to the greater Asheville area have plenty of communities to consider. With so many options to choose from, narrowing the choices down to just one can often be overwhelming—unless there’s a determined budget to stick to, then the list of communities becomes a little more manageable.

Here are four communities in Asheville and the surrounding areas with homes for sale under $200K. These communities offer prospective homebuyers a variety of options when it comes to location, home designs, and amenities.

Connestee Falls – Brevard, NC

Low $100s – High $1Ms

Connestee Falls is a gated, active adult community located in the picturesque mountain town of Brevard. Just a short drive from Downtown Asheville, the community is made up of a mixture of 1,300 single-family homes, attached homes, and condos. The established development was originally built in 1972, and it has both new construction and resale homes on the market with prices starting in the low $100s.

With 1,300 homes, there are several options for potential buyers to consider when it comes to the look, feel, and size of a home. Attached homes vary in size from 1,200 to 3,000 square feet with two to four bedrooms, two to three bathrooms, and an attached one- or two-car garage. Single-family homes offer larger floor plans that range from 1,300 to more than 5,000 square feet with two to five bedrooms, two to four bathrooms, and an attached two- or three-car garage.

Along with its scenic surroundings and desirable location, Connestee Falls also offers residents a long list of amenities which includes a 26,000-square-foot clubhouse, a dining room, meeting rooms, a fitness center, locker rooms, a library, and a card room. Outdoors, residents will find an 18-hole golf course, a heated pool, a patio, several athletic courts, a community garden, and a pet park. Homeowners looking to stay fit and active will also enjoy the 13 miles of walking and biking trails that snake through the community. Additionally, neighbors can socialize at the performance theater, sports grill, and lounge.

Crowfields – Asheville, NC

High $100s – Mid $300s

The gated and age-restricted community of Crowfields is the only active adult neighborhood within Asheville proper. It’s an established development that was originally built by Pulliam Properties between 1970 and 1999. It features a total of 192 attached homes that are available on a resale-only basis with prices as low as the high $100s.

Crowfields offers potential buyers two options when it comes to attached homes. The Villa floor plan has 1,777 square feet of living space with two bedrooms, two bathrooms, and a den. Townhouse plans are much larger with 2,385 square feet of living space, three bedrooms, two-and-a-half bathrooms, and a den.

Crowfields’ indoor amenities include a clubhouse, a library, and an arts and crafts studio. Residents who enjoy being outside will especially love the community’s gardening plots, parks and natural spaces, scenic rivers, and fishing pond that’s perfect for a leisurely afternoon spent casting a line. There are more than a dozen organized clubs, interest groups, and events that will also keep residents busy with a wide variety of options that range from catered dinners and day trips to movie nights and water aerobics.

Cummings Cove – Hendersonville, NC

High $100s – Mid $600s 

Cummings Cove is another affordable community in the Asheville area for active adults to consider. The 600-home neighborhood is gated with new construction and resale residences on the market. Condos are typically 1,300 square feet and include two bedrooms, two bathrooms, and carport parking. The single-family homes vary from 1,618 to 4,281 square feet with two to four bathrooms and an attached two-car garage.

Homeowners in Cummings Cove have access to many enviable amenities, including an entire sports complex with an exercise room, aerobics and dance studio, steam room, sauna, outdoor pool and spa, plus three tennis courts. Golfers will especially appreciate having access to the Cummings Cove Golf & Country Club which is located within the community’s gates and features 18 holes and a pro shop. Additionally, residents can take advantage of the neighborhood’s social center that boasts a card room, a ping pong room, a picnic area, a dog park, horseshoe pits, and a volleyball court.

Vista at Blacksmith Run – Hendersonville, NC

Low $200s – Low $400s

Rounding out the list of communities with homes for sale under $200K is the Vista at Blacksmith Run community. Built in 2007 by Vista Developers, the neighborhood has 180 single-family residences that are on the market as new and resale homes. Prospective homebuyers can choose between nine floor plans that range from 1,220 to 1,764 square feet with up to four bedrooms, three bathrooms, and a two-car garage.

Besides its easy access to Downtown Asheville and the popular Blue Ridge Parkway, Vista at Blacksmith Run offers residents plenty of perks and amenities, including a clubhouse, a fitness center with cardio and strength training equipment, a gathering room, an outdoor pool and patio, tennis courts, a playground, a fishing lake, and walking and biking trails.
