Modern layouts, open floor plans, and a cohesive design that’s created with real living in mind drive homebuyers to these neighborhoods. Buyers want convenience and choice. They want easy access to technology and sustainable surroundings. An added bonus is when buyer input is welcomed on paint, flooring, and finishes.
We’ve pulled some numbers and done some math to find out which new construction communities are selling the fastest. Here’s a close look at the Top 10 and a complete list of the Top 25.
Mid $400s – Mid $600s
The best-selling new construction community right now is Del Webb Nocatee, a 55+ community in coastal Ponte Vedra. Perfectly located between Jacksonville and St. Augustine, residents enjoy a large clubhouse, dozens of amenities, and an on-site restaurant. There’s also bocce, pickleball, and an event lawn.
The new construction homes available range from two-bedroom attached villas to four- or five-bedroom single-family homes. Models have between 1,488 and 3,492 square feet, with two to five bedrooms, two to four bathrooms, and attached two- or three-car garages. Villas include low-maintenance paired models and the new single-family homes come in two collections, Classic and Estate, with a total of 10 floor plans.
2. Twin Lakes – St. Cloud, FL
Low $200s – Mid $400s
If you’re going to have a tire blowout late at night, try to do it in St. Cloud, Florida. This happened to me, and I found everyone in town to be friendly, helpful, and accommodating. It’s also home to Twin Lakes, a 55+ community of 2,000 new construction homes. Reasonably attached villas and single-family homes are available in 10 models, providing buyers with several options. Floor plans have 1,351 to 3,146 square feet, two to three bedrooms, and two to three bathrooms. Attached garages have room for two or three cars and maybe even a golf cart.
Twin Lakes is the second-fastest selling new construction community for a lot of reasons, including the amenities. Residents have access to a clubhouse that includes a fitness center, ballroom, game room, and card tables. Outside, there’s a pool and a pier as well as a large lake. St. Cloud is close to Kissimmee and Orlando, but it’s a lot quieter and far more scenic.
Low $300s – Low $400s
If you’re feeling lucky, head out to North Las Vegas, where Del Webb North Ranch is selling quickly. This 55+ community offers buyers a number of new construction floor plans and models, all of them ranging from 1,285 to 2,010 square feet. Cottages have two or three bedrooms, two bathrooms, and an attached two-car garage. Homes in the Classic and Retreat Series offer two or three bedrooms, and many of these models also have a den. There are two or two-and-a-half bathrooms and an attached two-car garage.
Del Webb communities are known for their amenities, and this one is no different. Homebuyers will enjoy a clubhouse with multipurpose space and a fitness center. Outside, residents can enjoy a pool and patio as well as pickleball. The Las Vegas Strip is just minutes away as well as some of the best shopping, dining, and golfing in the area.
Low $400s – Mid $600s
Henderson is the second-largest city in Nevada, and it’s quickly becoming a hotspot for the active adult crowd. New construction homes are selling quickly at Del Webb Lake Las Vegas a gated 55+ community that offers a golf course, retail shops, and other amenities like a dance studio, outdoor patios, and access to a 32-acre lake. It’s just half an hour from Las Vegas, and residents have begun organizing classes, clubs, and activities.
The model homes are impressive too. If you’re looking for new construction homes for sale in Henderson, Nevada, check out this community. It includes three collections of single-family homes with 1,579 to 2,736 square feet. Homes have two to four bedrooms, two-and-a-half to three-and-a-half bathrooms, and an attached two or three-car garage. There’s plenty of space and many floor plans include a den or office space. With only 464 homes planned, this community will sell out quickly.
Mid $200s – Mid $400s
One of the best-selling 55+ communities in Westfield, Indiana is Osborne Trails. This neighborhood isn’t too far from Indianapolis, and the 9,000 square-foot clubhouse will include impressive amenities such as a double-sided fireplace, a state-of-the-art fitness center, and a pool and pickleball courts. Three miles of hiking trails surround the community, providing a pleasant place for residents who enjoy walking, jogging, and biking.
The new construction homes are available in three collections; The Central Collection, The Northern Collection, and The Southern Collection. Single-family homes with 1,270 to 2,550 square feet have two to four bedrooms, two to four bathrooms, and an attached two- or three-car garage.
High $400s – Mid $800s
Buyers looking for new construction homes for sale in California will want to check out the models available at Heritage El Dorado Hills, a 55+ community just outside of Sacramento. Lennar Homes is building 1,000 single-family homes ranging from 1,137 to 2,993 square feet. Homes with two to three bedrooms and two to three-and-a-half bathrooms are available in the Reflections Collection, Mosaics Collection, Legends Collection, and Estates Collection. Spacious floor plans and customized finishes are available in each model, many of which offer den or office space as well as an attached two- or three-car garage.
Two clubhouses are available to residents: The Retreat and The Resort. Here, homeowners will enjoy a fitness center, multipurpose rooms, a catering kitchen, aerobics room, and locker rooms. There are two outdoor pools, an event lawn and an amphitheater, and a community garden.
Low $300s – Low $400s
Another Del Webb community selling its new construction homes quickly is in Albuquerque, New Mexico. Del Webb at Mirehaven is a gated 55+ community with astonishing mountain views. The 7,200-acre Petroglyph National Monument is close, making this neighborhood a must-see for history buffs and nature lovers in the southwest. Amenities abound in this community, and there’s also a full-time lifestyle director on staff to help organize clubs, plan events, and supervise activities.
Del Webb plans to build 538 new construction single-family homes. The Retreat Series features four models with between 1,572 and 2,035 square feet. Single-story homes have two bedrooms, two bathrooms, and an attached two-car garage. In The Encore Series, buyers will find homes offering 2,017 to 2,504 square feet with two bedrooms, two or two-and-a-half bathrooms, and an attached two-car garage. All four floor plans come with a den or office space, and two models include extra garage space for storage or motorcycle and golf cart parking.
Mid $300s – High $500s
Wake Forest is a growing and popular part of North Carolina, for its abundance of top-tier universities and its innovations in medical research, technology, and science. One of the fastest-growing 55+ communities in the area is Del Webb at Traditions.
This community offers 452 new construction homes in nine single-family models. The Expedition Series includes 1,656 to 2,536 square feet in homes with two to four bedrooms, two to three-and-a-half bathrooms, and an attached two-car garage. The Pinnacle Series has two- to four-bedroom homes with 2,264 to 2,536 square feet and two to four-and-a-half bathrooms. These homes include an attached two-car garage.
Amenities at Del Webb at Traditions include the Regency Manor Clubhouse, which features a large fitness center, an indoor pool, a community garden, and pickleball courts. Plenty of parks, natural space, and walking trails can be found throughout the community.
Low $300s – High $500s
One of the most desirable master-planned communities in Florida is Lakewood Ranch. It has everything, from retail shopping to schools to grocery stores and banks. The premier new construction 55+ community within this enclave is Cresswind Lakewood Ranch. Homes have all the details and designs that buyers are seeking. The single-family homes have 1,524 to 3,574 square feet. Models offer two to five bedrooms, two to four-and-a-half bathrooms, and attached two- or three-car garages. It’s quite a range, and buyers can decide if they prefer lots of space or lower maintenance.
Inside the clubhouse that’s only open to residents, homeowners can gather in the art studio, take a ceramics class, or enjoy the fitness center and yoga studio. There’s a game room and meeting space, and Cresswind Lakewood Ranch also employs a lifestyle director to plan events and organize activities. Outside, there’s a sunny pool and a large patio as well as pickleball, tennis, and bocce.
High $200s – High $400s
A 55+ community within reach of everything that Downtown Atlanta has to offer, Cresswind Georgia at Twin Lakes will offer resort-style amenities and attractive homes. Kolter Homes plans to offer 1,300 single-family homes upon completion, and the 15 floor plans will offer features such as covered porches, walk-in closets, breakfast nooks, and more.
The Club at Cresswind will be the center of activity with ample multipurpose space, a lounge, a fitness center, an aerobics studio, and an arts and crafts studio. The club will also offer an indoor pool and whirlpool spa. The amenities will continue outdoors with a resort-style pool and patio, tennis and pickleball courts, walking and biking trails, scenic ponds, and greenspace.
Additionally, residents of Cresswind Georgia at Twin Lakes will enjoy a low-maintenance lifestyle thanks to an active homeowners’ association (HOA). The HOA covers common area maintenance, yard maintenance, internet and cable, and security throughout the community.
