Central Florida has a wide variety of attractive homes for budget-minded buyers.

There’s no shortage of Florida retirement communities, and buyers looking for a part-time winter residence or a full-time home have options up and down each of the coasts. However, a secret that’s slowly getting out is that Central Florida offers some of the most affordable homes for sale in some of the state’s most desirable cities and towns.

Today, we’re taking a look at a handful of 55+ communities that offer homes for $150,000 or less.

Oak Run - Ocala, FL

Below $100k - Mid $300s 

Oak Run is one of the most popular 55+ communities in Central Florida, and there are a lot of reasons for that. First, it’s in Ocala, which has rolling green hillsides, acres of horse farms, a collection of natural springs, and impressive wilderness areas like Ocala National Forest. Second, it offers a variety of floor plans and home models available on a resale basis. There are single-family homes offering 1,112 to 2,275 square feet and duplexes ranging from 1,049 to 1,489 square feet. 

The real attraction, however, is the list of amenities available at Oak Run. Residents can join the Royal Oaks Golf Club and enjoy the 18-hole championship course, a restaurant, and a pro shop. At The Orchid Club, all residents can use the fitness center, game room, library, shuffleboard courts, pickleball courts, and horseshoe pits. There’s also a sand volleyball court. The Aqua Sports Club features an indoor pool and sundeck, and at the Palm Grove Club, residents enjoy a fitness center, multi-purpose room, and a pool and patio. There are three more pools at the Island Club, as well as a meeting room for club activities, classes, and social events. 

Spruce Creek South - Summerfield, FL

Low $100s - High $100s

Competitive softball players and experts in horseshoes may want to consider Spruce Creek South in Summerfield, where traveling teams face competitors from other communities. This is a gated golf cart-friendly and RV-friendly 55+ community, and it’s also a popular place for budget-minded homebuyers.

There are 13 single-family home models named after trees. They are resale properties ranging from 820 to 1,968 square feet. Floor plans have two or three bedrooms, one or two bathrooms, and attached garage space for one or two cars.

Residents who don’t feel ready for a softball team or a horseshoes tournament still have other amenities to enjoy. The 25,000-square-foot clubhouse includes a fitness center and space for arts and crafts and hobbies and games. There’s a catering kitchen and a restaurant, as well as an 18-hole golf course and sand volleyball courts. Basketball, shuffleboard, pickleball, and tennis are also popular. Summerfield is in Marion County, and Spruce Creek South is close to several horse farms and parks. 

Foxwood Lake Estates - Lakeland, FL

Below $100k - Mid $100s 

Foxwood Lake Estates is in Lakeland, a growing Central Florida city ideally located on Interstate 4 between Tampa and Orlando. This 55+ community has 545 single-family homes on some well-landscaped property that includes fishing lakes as well as paths well-suited for jogging, walking, and biking. The clubhouse includes an indoor sauna, multi-purpose rooms, and a fitness center. Residents also enjoy an outdoor pool and hot tub as well as shuffleboard and tennis courts.

One standard model comes in a variety of floor plans ranging from 828 to 1,536 square feet. Most homes have two bedrooms, two bathrooms, and an attached garage for one or two cars. There’s plenty to do in Lakeland, from golfing at Grasslands Golf & Country Club to enjoying Detroit Tigers spring training baseball at Joker Marchant Stadium. Outdoor enthusiasts will enjoy being so close to parks and nature trails like those at Circle B Bar Reserve, an old cattle farm with birds, alligators, and wild pigs roaming the property. 

Plantation at Leesburg - Leesburg, FL

Low $100s - Mid $300s

Living on the water doesn’t have to be pricey, especially for buyers interested in the single-family homes available at Plantation at Leesburg. Resale properties start at price points well below the $150,000 threshold, and among the special amenities here are the spring-fed fishing lakes located around the community. The Plantation at Leesburg is right off Lake Harris, one of the largest freshwater lakes in Central Florida. Two 18-hole golf courses are also appealing to potential buyers, and residents have access to pools with waterfall features, fitness centers, pickleball, shuffleboard, softball, and restaurants. 

Six single-family models are available, and they have two or three bedrooms, two or three bathrooms, and attached two-car garages. Square footage is between 1,872 and 2,650. Over 30 distinct neighborhoods make up Plantation at Leesburg, and maintenance, landscaping, and HOA fees will differ depending on the property that’s purchased.

The Villages - The Villages, FL

Low $100s - High $1Ms

It’s hard to talk about Central Florida real estate without mentioning The Villages. While many of the properties in this sprawling 55+ community are the size of palatial estates, reasonably priced attached villas and single-family or manufactured homes can still be found. There are new construction options as well as resale properties on the market, and buyers have a lot of choices in dozens of distinct neighborhoods. Homes under $150,000 at The Villages have two or three bedrooms, two bathrooms, and between 1,000 and 1,190 square feet. 

But, residents of this community rarely spend a lot of time in their homes. From softball to pickleball, farmers markets to fitness centers, 41 free executive golf courses to the hundreds of retail establishments and restaurants, there’s a lot to do. Hundreds of clubs are available and residents are welcome to enjoy communal holiday parties, movie nights, support groups, and live performances. Buyers looking for affordability in what feels like a large and friendly town will want to consider The Villages.
