Spoiler alert: Having a fixed income doesn't mean you won’t be able to find an appealing home in a low-maintenance retirement community. As a matter of fact, there are plenty of budget-friendly active adult neighborhoods up and down the East Coast, including some with homes for sale in New York State.

Out of NY’s 76 active adult communities, 12 of them offer homes in the $225k price range. We've picked out three of our favorites, and they all offer a variety of floorplans and private clubhouses. Just as importantly, all three are in desirable locations near outdoor recreation areas, major highways, and the modern conveniences you need.

If you like to travel, Strathmore Gate East and Jefferson Village are both about an hour from New York City (sans traffic), which has two international airports: John F. Kennedy International Airport (JFK) and LaGuardia Airport (LGA). Leisure Village is further east, about two hours away from The Big Apple. Long Island Mac Arthur Airport is closer to Leisure Village, and it offers domestic flights.

Now that you understand the basics and then some, here are the details of our three New York 55+ communities with homes priced at under $225k.

Strathmore Gate East - Coram, NY

High $100s - Mid $200s

Welcome to Long Island’s Suffolk County and the friendly 55+ community of Strathmore Gate East. This well-established neighborhood offers 174 resale attached homes on a well-maintained property about 64 miles east of Manhattan.

The three attached ranch-style floor plans range from about 750 to 1,000 square feet with one to two bedrooms and one to two bathrooms. Upgrades may include attached one-car garages, granite countertops, stainless steel appliances, stacked washer/dryer units, and hardwood floors. There’s an active homeowners’ association (HOA) in place, and the fees provide for water, snow removal, trash pickup, and landscaping.

At Strathmore Gate East, there's a welcoming community clubhouse, complete with a social room, an exercise room, bocce ball courts, and an outdoor pool and patio. The town of Coram is less than 10 miles from the Island’s northern shores, and it's close to beach towns like Port Jefferson and Stony Brook.

Nearby public golf courses include Spring Lake and Pine Ridge, and you can also find movie theaters and performance theatres nearby. The downtown area has plenty of shopping and services, including a Stop & Shop, a Home Depot, a Family Dollar, and medical offices. Some of the most popular area restaurants include Popei’s Clam Bar (casual) and the Chachama Grill (fine dining).

Jefferson Village - Yorktown Heights, NY

Mid $100s - High $300s

Downsizers are drawn to Jefferson Village, an established retirement community with 1,000 resale condos located in lovely Westchester County. There are five condo models sized from 843 to 1,555 square feet with one or two bedrooms, one or two bathrooms, one-car garages, and ample street parking throughout the neighborhood. Features like private back patios, dens, eat-in kitchens, and open floor plans make these condo units modern and comfortable. Some also have updated kitchens and bathrooms, granite countertops, and hardwood floors.

Jefferson Village’s HOA fees cover trash collection, snow removal, water/sewer, exterior maintenance, and common area costs. Amenities include a clubhouse with a fitness center and an arts and crafts studio as well as tennis courts, an outdoor pool and spa, horseshoe pits, and gardening plots. Off-site recreational and cultural spots include Franklin D. Roosevelt State Park, Mohansic Golf Course, and the Yorktown Museum.

This community is close to the Taconic State Parkway and Route 6, and it's across the street from the Jefferson Valley Mall. The closest hospital is NewYork-Presbyterian Hudson Valley Hospital, and the downtown area offers grocery stores, restaurants, banks, bowling, beauty salons, and coffee shops, plus dozens of houses of worship. If you like being involved with your community, Yorktown hosts town-wide activities like community theater performances, festivals, and holiday events.

Leisure Village - Ridge, NY

Below $100k - Mid $200s

Heading back to Long Island and Suffolk County, we find Leisure Village, a gated 55+ community that offers 1,500 resale attached homes and its own 9-hole golf course and putting green. The 11 one-level models have one to two bedrooms, one to two bathrooms, and either garages or street parking. Some have extras like updated kitchens and bathrooms, newer windows, and stainless-steel appliances. The HOA provides for lawn care, exterior building maintenance, and snow and trash removal.

Social-minded homeowners enjoy spending time at community activities like book club, ceramics, aerobics classes, and the women’s guild. Many of these meet at the private clubhouse, which has a multi-purpose room, a fitness center, crafts rooms, bocce ball courts, and an outdoor pool.

Ridge is a sought-after location between Rocky Point Pine Barrens State Forest and Brookhaven State Park. It's also less than five miles south of the coastline. The surrounding area is loaded with golf courses, other state parks, and pristine forestlands. When you need to run errands, the closest Walmart is seven miles away, and along the way, you'll pass grocery stores, pharmacies, hardware stores, banks, churches, and other services.
