Buyers looking for a new construction home in Ormond Beach have numerous options. We like the homebuying opportunities in these four well-located and amenity-rich neighborhoods.

Huntington at Hunter’s Ridge

Low $200s – Low $300s

If fishing is a part of your Florida retirement dreams, Huntington at Hunter’s Ridge, a 55+ community on the Tomoka River, is a great place to start your search. Three pools, pickleball courts, a fitness center, and private wine cellars and liquor lockers round out the extensive list of amenities at the 12,500-square-foot clubhouse.

Multiple builders have contributed to the 326 single-family and attached homes that will ultimately make up this neighborhood. Granada Homes offers four villa-style homes, starting with the two-bedroom, two-bathroom Buttonwood model. It has about 1,571 square feet. Other homes in this collection have dens, an extra half bathroom, and up to 1,632 square feet.

Gallery Homes of Deland is a local builder with nine new construction models available in this community, ranging from 1,708 to 2,235 square feet. These properties have three bedrooms, two bathrooms, and attached two-car garage.

Finally, there are five new construction models from Holiday Builders Homes, with two- and three-bedroom homes ranging from 1,517 to 2,003 square feet.

Many of these properties include high ceilings, private outdoor space, gourmet kitchens, and large master suites.

Ormond Renaissance

Mid $200s – Mid $300s

New construction condos with a low-maintenance lifestyle can be found at Ormond Renaissance, a 55+ community developed by Bomar Condominium Construction. Buyers can choose one of the 280 condo units in the 10 buildings surrounding a resort-style pool, pond, or patio area.

The clubhouse has a great room and a fitness center, as well as a catering kitchen used for community gatherings and holiday parties. The neighborhood is walkable; residents enjoy that they can leave the car at home and walk to shopping, dining, and retail establishments outside the community.

New condos start at 1,248 square feet and go up to 1,515 square feet. They come in two- or three-bedroom floor plans with two bathrooms. Each home is assigned an underground parking space. Some of the upgrades attracting buyers include high ceilings, covered porches and balconies, and modern kitchens with stainless steel appliances and granite counters.

The Tomoka Plus model includes a den, and buyers who choose the Atlantic model will enjoy a large balcony, a laundry/utility room with a sink, and a spacious owner’s suite.

Ormond Renaissance is just a few minutes away from the beach, and in the neighborhood, residents will find a Publix grocery store, a Target, and nearly a dozen championship golf courses, including LPGA International.

Plantation Bay Golf & Country Club

High $100s – Mid $1Ms

Golfers have an excellent selection of new homes at Plantation Bay Golf & Country Club, a large community without any age restrictions for active adults. Resale homes are available and popular, but buyers can also choose a new construction home.

Since 1988, this community has built 5,000 properties, and with a membership, residents have access to unlimited golf and can even get discounts at other local courses. There are clubhouses, restaurants, fitness centers, and pools. Other amenities include pickleball, bocce ball, and tennis. Residents get together for wine tastings, yoga classes, and jazz nights. There are also bingo matches and community dinners.

Buyers won’t find any new construction condo options, but new single-family homes can be chosen in more than 30 models. Most of them have three or four bedrooms, three or more bathrooms, and attached two-car garages.

Some of the floor plans are over 3,000 square feet, and the sprawling Ponte Vedra model offers 4,350 square feet, four bedrooms, a den, three-and-a-half bathrooms, and a four-car garage. Buyers looking for something more modest might choose the Ocala model, which has three bedrooms, two bathrooms, and 1,762 square feet.

For buyers who appreciate luxury, space, and a social lifestyle, these Ormond Beach homes may be a perfect fit.

Halifax Plantation

There are no age restrictions at Halifax Plantation, making it an excellent option for active adults who enjoy living with diverse neighbors. The community is close to a number of natural splendors, including Tomoka Creek State Park, where locals can swim, fish, and camp.

The best options for new construction within Halifax Plantation are found in the five models offered by Vanacore Homes, or the eight models built by Solti Construction. These properties are between 1,717 and 2,895 square feet with three or four bedrooms.
