Philadelphia Area 55+ Communities Offering Condos

Active adults seeking condos in Philadelphia, Pennsylvania have many attractive options.

The Philadelphia area suburbs are situated quite nicely for active adults who appreciate being near a big city but also want to be set apart from the noise and traffic. You can’t put a price on having access to some of the east coast’s top medical centers like the University of Pennsylvania and Thomas Jefferson University, world-renown museums like The Philadelphia Museum of Art, and incredible restaurants like Zahav (it won the James Beard 2019 award for best restaurant in the country).

Like other big cities, Philly also has top universities, an international airport, trains, buses, and subways. If you like playing outdoors, there’s ample greenspace at places like Fairmount Park and Washington Square Park, plus miles of trails, activities, and events along the Schuylkill River. Another good thing about living here is that it never gets too cold or too hot, with an average temperature of 55 degrees. Also, a central locale helps it avoid the extreme weather seen in other parts of the country.

With close to 100 active adult communities in this region, retirees who are interested in Philadelphia area real estate have plenty of choices. And if low-maintenance living is on the list of must-haves for your new home, there are 16 active adult neighborhoods that offer condo units.

Athertyn at Haverford Reserve – Haverford

Low $600s – Low $1Ms

Part of a master-planned community, Athertyn at Haverford Reserve broke ground in 2009 and will have 198 new and resale condos built into six four-story elevator-accessible buildings when finished. These well-appointed homes range from 1,592 and 2,962 square feet with one to three bedrooms, two to two-and-a-half bathrooms, and reserved parking in an indoor garage. Pohlig Builders designed these luxury condos with features like dens, sunny terraces, hardwood floors, and stainless steel appliances.

The resort-style amenities at the clubhouse include a modern fitness center with locker rooms, an indoor golf simulator, a cozy great room, a catering kitchen and bar, and a library. Outside, there’s a putting green, a lovely pool, tennis courts, and walking trails. Haverford Reserve also has its own park and dog walk. Activities like cooking demonstrations, wine tastings, themed parties, guest speakers, and Pilates classes keep neighbors connected and involved with the community.

Haverford is part of the prestigious Main Line area, about 13 miles from Philly. There are several nearby golf courses, like Overbrook and Merion, plus attractions like Chanticleer Garden. Residents can also pop into Acme or Trader Joes for groceries, and the Suburban Square Mall in Ardmore has high-end retail shops and restaurants.

Bucktown Crossing – Pottstown

High $100s – Mid $200s

Located in Chester County, Bucktown Crossing is an intimate 55+ neighborhood with 72 new and resale condo homes about an hour from Philadelphia. Built by Short Brothers, the property has four buildings, each with three stories and six units per floor. These affordable, comfortable units range from 1,050 to 1,500 square feet with one or two bedrooms, one-and-a-half to two baths, and underground parking. They all have roomy master suites and patios or balconies.

Bucktown’s private clubhouse offers residents an outdoor pool, plus tennis and shuffleboard courts. There’s also an exercise room, social lounge, and party room inside. Pottstown sits on the edge of Montgomery County, just 15 miles from Valley Forge National Park. There are also more landmarks right in town, including Brookside Country Club, the Steel River Playhouse, and historic Pottsgrove Manor.

Centennial Station – Warminster

Below $100k – High $200s

This established, affordable active adult community was completed in 2000, and it has 410 resale condos plus some very appealing amenities for busy retirees. Warminster is located in sought-after Bucks County, and it’s about an hour’s drive (with traffic) from the city. Centennial Station’s condo units range from 456 to 1,412 square feet, and some include decks, custom window treatments, and recessed lighting.

Residents have access to an on-site Professional Center, which has a bank, dentist, hair salon, and restaurant. The large clubhouse also has an exercise room, an indoor pool, a catering kitchen, a ballroom, a crafts studio, and tennis courts.

Warminster is a great place to live and play, with recreation facilities like Five Ponds Golf Course and a Community Park in town. Locals head over to Center Pointe Place for groceries and the like, and excellent medical care can be found at Abington Hospital (part of the Jefferson network).

Meridian of Valley Square – Warrington

Mid $300s – Low $500s

It’s so nice to be able to live within walking distance of shops and restaurants, and Meridian of Valley Square affords this opportunity to its homeowners. Also in Bucks County on a 32-acre plot of land that features scenic ponds and walking paths, this community is about 34 miles from Philadelphia.

Built from 2006 to 2008 by Katz Builders and Woodstone Custom Homes, LP, Meridian features 200 resale condos with 12 floor plans. These range from 1,651 to 2,850 square feet with two to three bedrooms, two baths, and attached one-car garages. Exclusive features like two master suites with sitting rooms (larger models), balconies, and eat-in kitchens make these tasteful condos spacious and elegant.

Homeowners enjoy relaxing at the vibrant clubhouse, which has a multi-purpose room, a game room, an exercise room, and a heated outdoor pool. And back to the part about walking distance: There’s a Wegman’s right across the street! Go a little further and you’ll find The Shops at Valley Square, Staples, banks, restaurants, and just about any other kind of shop or service you can imagine.
