An affordable Florida retirement is possible in the coastal cities of Venice and Port Charlotte.

Floria’s southern Gulf coast is full of golf, shopping, beaches, and plenty of opportunities for fishing, boating, hiking, and other outdoor adventures. It’s becoming a popular place for active adults to create a Florida retirement that’s fun, full of activities, and affordable. Venice and Port Charlotte offer a lot of space and a strong sense of community.

In these neighborhoods, buyers can find a comfortable home with a host of amenities for $200,000 or less. 

Park Place Estates - Port Charlotte, FL

High $100s - Low $200s

Park Place Estates is a small 55+ community, with only 73 attached homes, but that’s how residents like it. This cozy feel allows everyone to get to know one another and spend some time together at potlucks, holiday parties, and group cooking exercises. Yard sales, card games, and other community events are held frequently. The clubhouse includes an exercise room, a game room, and a lounge. There’s also a catering kitchen, media room, and library. A pool, patio, and bocce ball court are also well-used. 

Resale homes come in two-bedroom models with two bathrooms and attached two-car garages. There’s a range of 1,458 to 1,667 square feet, and buyers will find upgrades like granite counters, walk-in closets, and generous outdoor space. Park Place Estates is close to Interstate 75, giving residents an opportunity to visit other Gulf coast cities like Tampa, Sarasota, and Fort Myers. The community is not far from Charlotte Sports Park, where the Tampa Bay Rays have their spring training games.

Plantation Golf & Country Club - Venice, FL

Mid $100s - Mid $700s

It’s not impossible to find golf course living on a budget. At Plantation Golf & Country Club, there are 36 holes of championship golf available, and it’s the site of year-round LPGA golf tournaments. Membership at the golf club is optional for residents, and different fee levels are available. 

The community is not age restricted and features condos, attached villas, and single-family homes. Condo homes have between 948 and 2,275 square feet with two or three bedrooms and two or three bathrooms while the larger Executive Homes go up to 3,000 square feet. Many of the condos and attached villas have garages or carports as well as dens and outdoor space.

In addition to the golf, residents can access a number of amenities at this community, including a clubhouse with a fitness center, a sauna, a library, a card room, an outdoor pool and spa, tennis courts, pickleball courts, and bocce ball courts. Each of the 20 separate and distinct neighborhoods throughout Plantation Golf & Country Club have their own clubhouses, pools, and cabanas, giving residents the quiet enjoyment of small-town life within a larger, active community.

Kings Gate - Port Charlotte, FL

High $100s - High $300s 

Close to beaches and shopping, Kings Gate is a 55+ community that’s golf cart-friendly. It offers affordably priced golf villas and single-family homes with two or three bedrooms, dens, two bathrooms, and attached two-car garages. Homes are between 1,393 and 2,021 square feet, and many resale properties feature upgrades and updates. Screened porches, walk-in closets, and large eat-in kitchens are common features in these comfortable homes.

There’s golf available at the 18-hole Kings Gate executive golf course. Other popular amenities include a 30,000-square-foot clubhouse with a fitness center, meeting rooms, a grand ballroom, a library, and a card room. There’s also a theater, billiards, and a restaurant and bar called The Lion’s Den. Residents enjoy an outdoor pool, patio, and spa, and there are also tennis courts, shuffleboard courts, and lawn bowling.

The Charlotte Motor Speedway is in the area, as well as several excellent beaches and nature trails. Ollie’s Pond provides an especially nice park for walking, jogging, and wildlife watching.  

Fair Winds Village - Nokomis, FL

High $100s - Mid $200s

With a total of 87 attached villas, residents at Fair Winds Village have an opportunity to really become part of their community. This 55+ neighborhood is full of activities and events. Bingo, holiday parties, and potlucks are frequent.

It’s hard not to notice the desirable location of this community. It’s right on the water, giving residents access to a canal that leads the Intracoastal Waterway. Kayaking and canoeing are popular activities at Fair Winds Village. There’s a boat dock and a boat launch, as well as plenty of rack and storage space for canoes and kayaks. There’ also shuffleboard, a pool, a patio, and a fitness center and multi-purpose room inside the clubhouse.

Low-maintenance living is one of the benefits of this community. The attached homes are modestly sized with between 1,100 and 1,600 square feet, two bedrooms, and two bathrooms. The community was developed from 1969 to 1971, but the resale homes have a number of recent upgrades, including granite countertops, tile in the kitchens, wood cabinets, recessed lighting, walk-in closets, screened porches, and large patios. Nokomis has parks, beaches, and well-ranked medical centers. 

Riverwood - Port Charlotte, FL

Riverwood is a 55+ community with some highly desirable homes along the Myakka River, a number of which are less than $200,000. There’s a bird sanctuary and a preserve that protects nesting eagles on the community grounds, making this an ideal home for nature lovers who want to live in an ecological hotspot. Pine trees, salt marshes, and wetlands leave residents feeling like they’re living in a pristine and wild environment. But, the modern amenities provide adventure and activities that resemble resort living.

The Beach Club has water access, sand chairs, and outdoor showers. In the clubhouse, there’s a fitness center, a catering kitchen, and meeting rooms. A golf club, activity center, and access to tennis, shuffleboard, bocce ball, and croquet is also provided.

Condos have one or two bedrooms, one or two bathrooms, and attached garage parking. These are low-maintenance spaces with lovely views and easy access to all of the community’s amenities. Attached villas have between 1,557 and 1,809 square feet with two or three bedrooms, two bathrooms, attached two-car garages, and a den. Townhomes and single-family properties are also available.
