Low $300s - Mid $300s
Respected builder Epcon Communities completed The Villas at Isleworth in 2013 with 104 attached homes. Although it's not age-restricted, it's designed for low-maintenance living in a quiet suburb about half an hour outside of Pittsburgh. There are two floor plans ranging from 1,716 to 1,816 square feet with two to three bedrooms, two bathrooms, open floor plans, cathedral ceilings, modern kitchens, and attached two-car garages.
As an added bonus, this community is located within the larger community of BelleVue Park. This means that homeowners have access to BelleVue’s clubhouse and swimming pool, along with community parks and retail shops. The Villas’ own clubhouse has a multi-purpose room, an exercise room, and a second outdoor pool.
Social groups and events include pizza parties, ice cream socials, and swimming classes. The property also provides a private entrance to Graham Park, which has trails, fitness stations, and a pond. Cranberry Township is close to the Pennsylvania Turnpike and is home to a welcoming dog park, Cranberry Highland Golf Course, grocery stores, family-run shops, churches, and plenty of restaurants.
Low $200s - Mid $200s
Arden Farms is a private community of 62 new attached homes without age restrictions set about 28 miles southwest of Pittsburgh. Dan Ryan Builders is building this private neighborhood with three-story townhomes ranging from 1,690 to 1,900 square feet and featuring three bedrooms, two-and-a-half baths, and attached two-car garages. Features like expansive master suites, family rooms, optional rec rooms, and porches make these well-designed homes modern and spacious.
Arden Farms doesn't have a clubhouse, but it just a few miles from several fitness and wellness centers on Route 19. This area also has a Walmart Supercenter, a Home Depot, and many other shops and services. Other area landmarks include Washington Country Club, Tanger Outlets Pittsburgh, and the Washington County Fairgrounds.
High $100s - Mid $200s
As one of our smaller communities, Georgetown Estates has just 39 attached homes that were built from 1994 to 2010. This private, low-maintenance neighborhood also has no age restrictions and is about 20 minutes southwest of Pittsburgh on a property sandwiched in between Valley Brook Country Club and Southpointe Golf Club. When you need to run errands, you can head over to the Walmart in Bethel Park, Target, Kohl’s South Hills, or Best Buy.
The well-designed and affordable townhomes range from 1,382 to 2,016 square feet with three to four bedrooms, two bathrooms, and attached two-car garages. Even though this community has under 40 homes, plans are underway for a community clubhouse that will have tennis courts, an outdoor pool and patio, and gathering rooms.
High $400s - Mid $500s
Trusted builder Traditions of America broke ground on this 55+ community in 2013, and plans call for 241 new attached and single-family homes. Traditions of America at Sewickley Bridge is about 12 miles north of the Pittsburgh River Casino and close to other landmarks like Diamond Run Golf Club and Heritage Valley Kennedy Hospital. Sewickley is a small borough with a population of under 4,000, but it has a charming downtown area that has unique shops, salons, restaurants, and several churches.
Like all Traditions of America properties, Sewickley Ridge has high-end amenities for its residents. There is a 7,700-square-foot clubhouse with activity rooms, a fitness center with lockers and a sauna, a sports bar, and an outdoor pool. Clubs include gardening, bowling league, a singles network, and pickleball. There are also plans to have an activities director to organize neighborhood events, activities, and classes.
The five attached garden home models range from 1,261 to 1,643 square feet with two to three bedrooms and bathrooms, first-floor master suites, covered entryways, and oversized two-car garages. Each model offers an optional second floor that includes an additional bedroom and bathroom. There are six single-family models, also with two to three bedrooms and bathrooms, first-floor master suites, large two-car garages, and similar options to the townhomes.
