Somerset County Communities Offering New Construction Homes

Homebuyers seeking a new construction home should consider these communities in the "Heart of New Jersey."

Nicknamed the “Heart of New Jersey,” Somerset County is a splendid retirement destination for baby boomers wanting to settle down in the Mid-Atlantic region. It’s perfectly situated in Central New Jersey, within commuting distance of New York City and Philadelphia.

Another great thing about Somerset is its proximity to the energetic scenes in New Brunswick and Princeton. This means you can access world-class hospitals, trendy downtown areas, and classes at renowned universities. Somerset also has many farmers markets, parks, theatres, lakes, rivers, and historic sites, plus all the modern conveniences you can depend on.

Tapestry at MontgomeryMontgomery, NJ

Mid $500s – High $500s

Sharbell Development broke ground on this gated property in 2009, and their plans call for 218 new and resale attached and single-family homes. Tapestry at Montgomery’s tranquil, rural setting is about five minutes from the prestigious Princeton University, and it’s close to Route 206 and a shopping center with a ShopRite, a movie theater, medical offices, and restaurants.

Tapestry’s beautifully appointed clubhouse provides an outdoor pool and patio as well as tennis and bocce ball courts. Inside, you’ll find a fitness center with locker rooms, a sports lounge, gathering rooms, a ballroom, and an arts and crafts studio. It’s where homeowners meet for exercising, socializing, or to simply relax with a good book.

The majority of these elegant homes are attached duplexes, and the floor plans offer two or three bedrooms, three bathrooms, and attached two-car garages. The select number of single-family models range from 2,488 to 3,302 square feet with two or three bedrooms, two-and-a-half to three-and-a-half baths, and attached two-car garages. Options may include dens, hardwood floors, and basements. Also, the homeowners’ association (HOA) fee covers common area maintenance and snow removal.

Canal WalkSomerset, NJ

Canal Walk is a gated active adult community that will have 1,200 new and resale condo, attached, and single-family homes when completed. Premier Homes and Garden Homes have designed a wide variety of floor plans with condos ranging from 1,503 to 1,838 square feet, townhomes from 1,889 to 2,168 square feet, and exclusive single-family models offering 1,499 to 2,975 square feet. Homes in Canal Walk have garages or indoor parking, and some have options like dens, patios, and lofts. The community’s HOA fee provides for exterior and common area maintenance as well as trash pickup and snow removal.

There are two clubhouses at Canal Walk, and between them, residents have access to two outdoor pools, demonstration kitchens, a ballroom, a cafe, a state-of-the-art fitness center with an indoor pool and a wellness center, a business center, craft and activity rooms, and a full-service salon. Outside, there are pickleball, bocce ball, and tennis courts as well as a putting green and walking trails. Popular group activities include bus trips, bible study, exercise classes, the Grandparents Club, and Karaoke nights.

This welcoming community sits just outside of Colonial Park, which has a golf course, a dog park, and other outdoor activities. There’s also a Walmart Supercenter only 10 minutes away, plus plenty of restaurants, houses of worship, banks, and other services in the area.

Lakeside VillasWatchung, NJ

This upscale, intimate community of 42 new and resale attached homes is in northern Somerset County between Watchung Valley Golf Club and Washington Valley Park. It’s also set back about 10 miles from Route 22, where you can run errands and grab a bite to eat. Since Lakeside Villas is on the small side, it doesn’t have a clubhouse, but there are many fitness centers in the area and several shopping hubs down the road with grocery stores, restaurants, coffee shops, a Costco, a Petco, and pharmacies.

The floor plans range from 1,700 to 2,350 square feet with two bedrooms, one-and-a-half to two-and-a-half baths, and one-car garages. You can expect to find upgrades like premium fixtures, custom cabinetry, granite countertops, balconies, fireplaces, and stainless-steel appliances in these luxury homes, and the HOA covers trash and snow removal.

Gateway at Royce BrookHillsborough Township, NJ

Mid $400s – High $500s

Like the other 55+ neighborhoods we’ve profiled here, Gateway at Royce Brook is near outdoor recreation and all the shops and services you need. The Hillsborough Promenade shopping center is a few minutes south, and beautiful Duke Farms is just to the north, putting homeowners in a highly desirable locale.

Being built by Premier Development, this gated development is slated for 296 new single-family homes with four spacious models ranging from 2,374 to 2,975 square feet with three bedrooms, three to three-and-a-half bathrooms, and attached two-car garages. Interested homebuyers can also expect features like hardwood floors, nine-foot ceilings, and granite countertops. The monthly HOA fee covers common area maintenance, trash collection, and snow removal.

Gateway at Royce Brook’s private clubhouse has a fitness center with saunas and a yoga studio as well as an outdoor pool, sports courts, and gathering rooms. Friends and neighbors gather here to swim, play tennis and bocce ball, or simply relax at their leisure.
