The city proper and surrounding suburbs boast more than 50 active adult communities with several that have homes available for around the $200K price range—providing relatively affordable housing options near the popular city.

Here are four affordable active adult communities in the Charlotte area to consider.

Bella Sera Villas - Matthews, NC

Low $200s - Mid $300s

Bella Sera Villas is a gated community located close to Charlotte in the town of Matthews. It’s comprised of more than 150 attached homes that are only available on a resale basis. Residences within the community’s gates are single-level ranch villas with three floor plans to consider. Plans range from 1,522 to 1,990 square feet and can have two to three bedrooms, two bathrooms, and an attached two-car garage; the two larger home models also include a den.

Amenities in the development include a clubhouse, multi-purpose room, and catering kitchen. Outdoors, residents will find a pool, a putting green, scenic ponds, and walking and biking trails. There are also several organized clubs and social events for residents of Bella Sera to enjoy throughout the year.

Fairway Villas at Westport - Denver, NC

High $100s - Mid $200s 

Fairway Villas at Westport is a small, tight-knit community located in Denver—one of Charlotte’s surrounding small towns—which is only a 20-minute drive from Uptown. The development only has 27 new homes in four floor plans for potential homebuyers choose from. Plans vary in size from 1,275 to 1,900 square feet of living space with two to three bedrooms, two to three bathrooms, and a two-car garage.

One of the community’s biggest draws is its location on the area’s ever-popular Lake Norman, which is the largest man-made lake in the state with a total of 520 miles of shoreline. Originally built by Epcon Communities between 2007 and 2014, the neighborhood’s 72 homes are available on a resale-only basis. There are four villa floor plans that range from 1,733 to 2,335 square feet with one to three bedrooms, two to two-and-a-half bathrooms, and an attached two-car garage. Several plans also include space for a den. 

Ridge Road Villas features several amenities, including a 3,000-square-foot clubhouse, an exercise room, billiards, a multi-purpose room, and a catering kitchen. Outdoor amenities include a pool as well as walking and biking trails that can be found winding through the property.

The Villages at Oak Tree - Mooresville, NC

Low $200s - Mid $200s

Located 30 minutes from Charlotte in the town of Mooresville, the age-restricted community The Villages at Oak Tree is made up of a combination of 173 attached and single-family homes. Both types of homes are single-level and offer residents 1,500 square feet of living space and have a minimum of two bedrooms, two bathrooms, and an attached garage.

The community’s amenities include a clubhouse, an exercise room, multi-purpose rooms, a library, a catering kitchen, a scenic pond, and walking and biking trails that are ideal for a leisurely stroll or a bike ride. There are also plenty of opportunities for homeowners to socialize with neighbors at one of the many social events or community activities that are scheduled throughout the year by the activity director.
