Del Webb Florham Park is just one North Jersey community offering new construction homes.

It is no secret that North Jersey has highly populated urban areas and a faster pace of living, the main reason being its proximity to New York City. This is only part of its personality though, as there are acres of trails, forests, waterfalls, and mountains to be found as you move inland.

Those who wish to live closer to the five boroughs are used to the traffic, but reap the rewards of being near the City and all that it offers. Heading out to the west, things are a bit more quiet and relaxed.

Although it is up for debate, North Jersey has six counties: Bergen, Essex, Morris, Passaic, Sussex, and Warren. Morris has the most active adult communities, but the rest have some also, many with homes for sale. And even though this highly desirable part of the state is built up, there are still retirement communities that offer new construction.

If you are in the market for a townhome you can find one for around $250k, which is quite reasonable. On the other end of the spectrum, the upscale 55+ neighborhood The Reserve at Arden Place in Hillsdale (Bergen County) has single-family homes in the $700k range.

Here are four North Jersey active adult communities with new construction homes for sale that might pique your interest.

Horizons at Delaware Crossing - Lopatcong

Mid $200s - Mid $300s

Not far from the Pennsylvania border in western Warren County, Horizons at Delaware Crossing is close to the Delaware River, Riverview Country Club, and Marble Hill Natural Area. Homeowners also enjoy the convenience of being near St. Luke’s Hospital, grocery stores, shops, banks, and restaurants.

This inviting community will have 158 new and resale attached homes when work is completed by Larken Associates, with eight floor plans available. They range from 1,738 to 3,030 square feet with one to two bedrooms, two- or two-and-a-half bathrooms, and attached two-car garages. Features include hardwood floors, granite countertops, and stainless steel appliances, and the homeowners’ association (HOA) fee covers trash and snow removal, plus common area and exterior maintenance.

Horizons’ exclusive clubhouse has meeting and gathering rooms, along with an exercise room, indoor spa, and steam room. Outdoor amenities include bocce ball and tennis, an outdoor pool, and walking trails. Legacy at Mansfield Meadows - Port Murray

Low $300s - Mid $500s

Also in Warren County, Legacy at Mansfield Meadows is a Ryan Homes-built 55+ community. It is slated for 226 new single-family homes on a gated property about 15 miles east of Horizons at Delaware Crossing. The surrounding area, close to Point Mountain Reservation and Hawk Pointe Golf Course, is less developed than other parts of the state. If you drive about 10 minutes northeast you’ll run into Hackettstown, which has a Walmart Supercenter and other shopping outlets.

The well-designed homes range from around 1,666 to over 2,000 square-feet, with two or three bedrooms, first floor master suites two to four baths, and attached two-car garages. Options include finished basements, second floors, upgraded bathrooms, and tray ceilings. Plans are also underway for a private clubhouse, which will have an outdoor pool and patio, tennis and shuffleboard courts, and a variety of activity rooms inside.

Paris Square - Northvale

Mid $400s - Mid $600s

Heading northeast towards Bergen County, we find the exclusive new 55+ community of Paris Square, which is geared for downsizing with 88 new and resale condos and townhomes designed by Northvale Greens. If you’re not familiar with Northvale it is in Bergen County, about 26 miles from New York City. Paris Square is just outside of Rockleigh Golf Course and minutes from a shopping center that has a Shoprite and other stores.

These luxury condos and townhomes range from 1,313 to 2,150 square feet with customizable floor plans. They offer two or three bedrooms, two baths, and indoor parking or attached one-car garages. Options include sliding French doors, balconies, GE Profile stainless steel appliances, gourmet granite countertops, and hardwood floors.

Morris County has 15 retirement communities, including Del Webb Florham Park,which will have 242 new condo, attached, and single-family homes when finished by builder Del Webb. It is about an hour’s drive from New York City, and close to Hackensack Meridian Health Mountainside Hospital and the Morris County Golf Club.

There are a variety of floor plans to choose from, ranging from 1,388 to 2,421 square feet, with one to four bedrooms, and one to three baths. The attached and single-family homes also have two-car garages, and the HOA fee includes community maintenance and lawn care.

The well-appointed clubhouse will have indoor and outdoor pools, a fitness center, pickleball and tennis courts, plus a multipurpose room. And like all Del Webb communities, this one will also have a full roster of activities and events for its residents.
