There are numerous Phoenix communities with homes for sale under $175k, provided you look in the Greater Phoenix Area. There are only a handful of active adult communities in the city of Phoenix itself, but there are dozens in the adjoining cities of Mesa, Chandler, Peoria, Surprise, and Scottsdale.

Here are some communities in and around Phoenix which have homes for sale for under $175k, starting with the largest first.

Sun CitySun City, AZ

Below $100k – High $800s

Sun City was the first 55+ active adult community in the country, and it remains the largest in the Phoenix area with homes starting under $100k. With over 27,000 condo, single-family, and attached homes, Sun City offers the widest choice in the area for those with a budget of $175k.

Sun City is located on the northwestern side of the Phoenix urban area between Surprise and Peoria. It’s a 30-minute drive from Downtown Phoenix attractions like the Phoenix Art Museum and the Heard Museum, exhibiting the largest collection of Native American artifacts, arts, and crafts in the country. The community is a similar distance from outdoor recreation areas such as the Phoenix Mountains Preserve and the White Tank Mountain Regional Park.

If you want a community with lots of amenities, then you should definitely consider Sun City. It has 11 golf courses, 19 shopping areas, 31 places of worship, a wide variety of eating places, several indoor and outdoor pools, indoor and outdoor theaters, a hospital, plenty of arts and crafts studios, and numerous sports facilities including tennis, pickleball, racquetball, a mini-golf course, a bowling alley, and many more.

The smallest models are 635 square feet with one bathroom and parking for one car. There are many models available under 1,000 square feet, but the largest homes offer 2,137 square feet with two bedrooms, a den, two bathrooms, and a two-car garage. For a budget of $175k, you should be able to find a home of up to 1,500 square feet with three bedrooms, two bathrooms, and a two-car garage.

Westbrook VillagePeoria, AZ

Mid $100s – Low $500s

Westbrook Village is a community of 3,910 condo, attached, and single-family homes for the 40+ active adult. The community is in Peoria, a city of about 170,000 people on the northwestern corner of the Phoenix urban metropolis. It’s about a 30-minute drive to Downtown Phoenix and about a 40-minute drive to White Tank Mountain Regional Park, which offers almost 30,000 acres of desert and mountain scenery with hiking and biking trails as well as other outdoor activities.

Amenities at Westbrook Village include two recreation centers, each with its own 18-hole golf course. The centers also provide two ballrooms, a fitness center, several arts and crafts studios, two outdoor pools, a selection of eateries, and courts for tennis, pickleball, and bocce. There’s also a separate Fine Arts and Learning Center which has a photography studio, an art studio, a book and video library, and game rooms.

The smallest models here are condos at just under 1,000 square feet. There are various models for the attached and single-family homes, the largest of these being 2,578 square feet with two bedrooms, a den, two bathrooms, and a three-car garage. With a budget of $175k, you can find a home in this community with about 1,000 square feet, two bedrooms, two or two-and-a-half bathrooms, a balcony or patio, and parking for one car.

Sunland Village EastMesa, AZ

Mid $100s – High $300s

With 2,437 attached and single-family homes, Sunland Village East is a community for the 55+ active adult. It’s located in the city of Mesa, which has a population of over 500,000, making it the third-largest city in Arizona. The community is about a 20-minute drive from Downtown Mesa’s historic buildings, museums, and other cultural attractions. It’s also only a 10-minute drive from the Superstition Springs Center, a major shopping mall with stores like Best Buy, Target, and a Walmart Supercenter.

Amenities here include the 18-hole Sunland Village East Golf Club which has a driving range, a pro shop, and Fat Willy’s Family Sports Grill. Other amenities include six lighted tennis courts, courts for bocce and shuffleboard, a fitness center, an exercise room, arts and crafts studios, and two outdoor pools.

The smallest models are attached homes of 1,000 square feet with one bedroom, a den, two bathrooms, and a one-car garage. The largest homes are single-family homes of 2,155 square feet, two bedrooms, three bathrooms, and a two-and-a-half-car garage. With a budget of $175k, you should be able to buy a home that’s just over 1,000 square feet with one bedroom, two bathrooms, and a one-car attached garage.

Fountain of the SunMesa, AZ

Below $100k – Mid $200s

Fountain of the Sun is also in Mesa, and it’s a gated community for the 55+ active adult. It has 2,296 condo, attached, and single-family homes with prices starting below $100k. It’s a 25-minute drive from Downtown Mesa and a 15-minute drive from Usery Mountain Regional Park, which has 3,468 acres of Sonoran Desert with hiking and biking trails, horseback riding, stargazing activities, and archery.

Among the amenities, residents have access to the Fountain of the Sun Country Club with its 18-hole golf course, pro shop, restaurant, and bar. Other facilities here include a ballroom, a fitness center, an arts and crafts studio, an outdoor pool and spa, a post office, and courts for pickleball and shuffleboard. 

Models start at just under 1,000 square feet with one bedroom, one bathroom, and an attached garage. The largest homes have 2,100 square feet with three bedrooms, three bathrooms, and an attached garage. For $175k, you can find a two-bedroom, two-bathroom home with about 1,000 square feet.
